DEED OF ABSOLUTE SALE OF A PORTION OF A PARCEL OF REGISTERED

LAND
 
 KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is executed by and between:

Medley Ann B. Pinas, of legal age, single, with postal address at FD 103,
Pines Park Tebteb, Balili, La Trinidad, Benguet hereinafter referred to as the
Vendor;

and

Alfreda B. Belino, likewise of legal age, married, Filipino and a resident of FD


122B, Balili, La Trinidad, Benguet, Philippines, hereinafter referred to as the
Vendee;

Witnesseth:

Whereas, the Vendor is the registered owner of a parcel of land embraced by


Transfer Certificate of Title No. 016-2010001131 of the Register of Deeds, La
Trinidad, Benguet, more particularly described as follows:

Situated: Rurban Code 131110, Barangay of Balili Municipality of

Containing a total area of Six Hundred Seventy Seven (677) Square


Meters, more or less;

A copy of Transfer Certificate of Title is hereto attached and marked as Annex


“A” for ready reference of the complete technical description of the property.

Likewise, attached hereto is a copy of Assessment of Real Property No.

property; marked as Annex “B”;

That for and in consideration of the sum of One Hundred Fifty Thousand
Pesos (Php 150, 000. 00) only, Philippine currency, in hand paid to the Vendor and
acknowledged to have received from the Vendee to her full, final satisfaction, and
settlement, the Vendor do hereby voluntarily and freely sells, cedes, conveys and
transfers, in an absolute manner as she hereby sold, ceded, transferred, and
conveyed unto said Vendee, all the right, title, ownership, and participation over a
portion of One Hundred (100) square meters of the real property described above.
The portion sold is described particularly in that Approved Subdivision Plan of Land
of Lot 1-C, PSD-CAR-017786, as surveyed for Medley Ann B. Pinas dated/prepared
on October 5, 2019 by Engr. Brando G. Andres, and Technical Description as Lot 1-
C-1, Psd-

CAR-029373, of Lot 1-C, Psd-CAR-017786, which are hereto attached and marked
as Annex “C” and “’D” for ready references.

The Vendor hereby warrant that the parcel portion of land sold is free from
any lien, charges or encumbrances, and shall defend the Vendee against any claim
of any third person whatsoever.

The land subject of this Sale is not tenanted nor primarily devoted to rice and
corn production as of October 21, 1972. Further, the requirements of Article 1623 of
the New Civil Code have been complied with.

IN WITNESS WHEREOF, we have hereunto set our hands this September 18,
2020 at La Trinidad, Benguet, Philippines.

September 18, 2020 personally appeared the above-named parties, who are personally
known to me and exhibiting to me their Valid Identifications (IDs) with picture above
their respective names and identified by me of their identities to be the same persons
who executed the foregoing instrument and acknowledged to me that they have
executed the same under their free act and voluntary deed.

This instrument refers to Deed of Absolute Sale of a Portion of a Parcel of


Registered Land consisting of two (2) pages including this page on which this
acknowledgment is written, and has been signed thereof by the parties and their
instrumental witnesses and sealed with my Notarial seal.
