February Property sales were 310, up 17.9% from 263 in February of 2010 and 2.6% higher than the 302 sales last month. February 2011
sales were at their highest level compared to February of 2010 and 2009. February YTD sales of 612 are running 24.1% ahead of last year's
year-to-date sales of 493.
Prices
The Median Sales Price in February was $289,500, up 6.0% from $273,000 in February of 2010 and down -3.3% from $299,450 last month.
The Average Sales Price in February was $349,446, up 1.5% from $344,222 in February of 2010 and down -7.9% from $379,472 last month.
February 2011 ASP was at a mid range compared to February of 2010 and 2009.

at its lowest level compared with February of 2010 and 2009.

tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for
February was 110, down -0.9% from 111 days last month and up 5.8% from 104 days in February of last year. The February 2011 DOM was at
a mid range compared with February of 2010 and 2009.
