SUMMARY:
With twenty four years professional experience in the real estate development an
d construction and industry I've had the opportunity to participate in every asp
ect of project realization, including acquisition, funding, analysis, entitlemen
t, design, construction and sales. I have successfully filled various roles suc
h as project manager, design consultant coordinator, entitlements processing man
ager, department head, contractor, construction superintendent and customer serv
ice representative. I am practical and solution oriented, work well with others,
and excel at coordinating diverse interests and personalities toward the common
goal of project success.
EXPRIENCE and QUALIFICATIONS:
Project Management - managed construction projects from feasibility to occupanc
y, including: project timelines and budgets; conditions of approval; document ma
nagement; coordination of all the various departments, consultants, agencies and
public officials, utility companies, lenders, title company, marketing and sale
s, superintendents and support staff; interacted with neighbors and public for r
ights of way, rights of entry and concern resolution.
Acquisitions & Entitlement Processing - negotiated and closed real estate transa
ctions; carried out due diligence and prepared project proformas; took lead in c
oordinating consultant teams for conceptual design development and map and plan
production; interacted with city/county/state/federal agencies for public hearin
g presentations, discretionary approvals, annexation, CEQA and environmental ana
lysis, review and permitting; map approval and recordation, construction documen
t review and building permits; secured and released bonds; submitted and receive
d Dept. of Real Estate approvals, created Homeowner's Associations and Assessmen

Personnel Supervision and Departmental Management - responsible for department m
anagement and inter-departmental coordination; supervised assistants, job-site s
uperintendents, sales and marketing personnel, customer service representatives,
general office staff and laborers. Skilled at: communication, conflict resoluti
on, motivation and positive reinforcement; generating clear and concise job desc
riptions, duties, policies and procedures; holding regular staff meetings and ma
intaining a professional, cooperative team mentality.
Contracting and Job-Site Superintendent - operated as general contractor and sub
contractor, and worked as job-site superintendent on several large, multi-phased
construction projects; created and managed construction timelines and detailed
budgets; carried out site evaluation, value engineering and product specificatio
ns; responsible for acquiring bids and performing bid analysis, writing and nego
tiating contracts, descriptions of work and payment schedules; insurance evaluat
ion; purchasing, change orders and additional work authorizations; compiled draw
requests, interfaced with lenders and accounts payable; performed oversight of
public improvements including streets, bridges, underground utilities, site grad
ing and environmental mitigation as well as product construction, building trade
scheduling and coordination, inspection scheduling and quality control; also re
sponsible for job site management, safety and security; customer service; projec
t wrap-up, final approvals and releases.
EMPLOYMENT HISTORY:
Habitat for Humanity, San Luis Obispo County: 10/2008-12/2009. Title: C
onstruction Supervisor. I oversaw the entitlement and construction of a 4-unit a
ffordable housing condominium project including demolition, grading, infrastruct
ure, public improvements, PV solar electric systems, LEED certification, landsca
ping and homeowner orientation. My duties included: coordinate design team, obta
in permits and maps, solicit bids, hire subcontractors, draft contracts, create
budgets and timelines, purchase materials, coordinate construction and job-site
activities, job-site security, quality control, coordinate volunteers, schedule
inspections and ensure approval. We were on a tight schedule and the Certificate
of Occupancy deadline was of the highest priority. In spite of some subcontract
or performance issues, weather delays and time-consuming volunteer activities, a
nd with diligence, perseverance and creative coordination, we were able to meet
the deadline with only minor and reasonable additions to the budget.
R.W. Hertel and Sons, Inc.: 1992 -6/2008. A privately held medium sized builder
based in Ventura, CA., with regional offices in San Luis Obispo and Stockton. I
had hands-on, ground-up experience in all departments, including: project manag
er and acquisitions/entitlements manager, job-site superintendent and customer s
ervice representative. Intimately involved with all aspects of numerous construc
tion projects, including large residential subdivisions, multi-family projects,
commercial complexes and hotels, ranging from 4 to 278 units, and located in sev
eral diverse cities and counties. I experienced good success as a manager and te
am leader interacting with professional consultants and government officials and
was able to keep a widespread group of diverse individuals on-track and focused
, over an extended period of time, for successful project completion.
Rogo Construction: 1988 -1992. Owner, sole proprietor, licensed General Contract
or. Completed several successful projects including rural development, ground-up
residential, light commercial, remodels and additions. Ran from one to four ful
l time employees. Also hired out as a subcontractor for concrete, framing, mech
anical and finish carpentry.
Ranch Manager/Caretaker, Zapata Ranch: 1984 -1988. Managed, operated, improved a
nd maintained a 3,000 ac. cattle ranch and private resort in eastern San Luis Ob
ispo County. Constructed new dwellings and agricultural buildings, roads, ponds,
wells, infrastructure and fences. Responsible for management of range, woodland
, watershed and 100 head beef cattle operation. Also performed landscape mainten
ance, ranch tour, butler and entertainment duties.
Eagle Construction: 1981 - 1984. Apprenticed to a master builder specializing in
high quality custom homes, and was able to become a skilled and valued craftsma
n.
Commercial Mushroom Grower: 1976-1981. I apprenticed and became an accomplished
and successful mushroom grower and facility manager. This work also included stu
dies and work with Dr. James Holmes, PhD, and a consultant position in Guatemala
.
Miscellaneous agricultural endeavors: 1969 - 1976. Financed college and travelin
g by working in other various agricultural positions including: poultry, vegetab
le production, dairy farming, and forage crop production.
