The Median Sales Price in May was $735,000, down 33.2% from $1,100,000 in May of 2010 and down 34.7% from $1,125,000 last month. The Average Sales Price in May was $904,325, down 21.8% from $1,156,303 in May of 2010 and down 31.9% from $1,327,944 last month. May 2011 ASP was at the lowest level compared to May of 2010 and 2009.

The DOM for May was 145, up 26.1% from 115 days last month and down 2.7% from 149 days in May of last year. The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The May 2011 Selling Price per Square Foot of $435 was down 41.7% from $746 last month and down 24.7% from 578 in May of last year.
