Buying process and Payment Schedule


The buying process is simple and payments are broken down into affordable stages.
The first step when buying a property in Brazil is to purchase property in Brazil, a CPF (Catastro de Pessoa Fisica). This is a registration number that you will need for any administrative action in Brazil including buying a property. You can either apply for the CPF online through the website of the Receita Federal, or at your local Brazilian embassy, or alternatively we can help you with the process. To proceed with the purchase you will sign a Reservation Agreement form and you will be expected to pay up to a 3000 Euro refundable reservation fee in order to secure the property. Buying process: 3000 Euro Reservation 35% on contract 35% finished structure (estimated October 2008) 30% completion (estimated Q4 2009)

Timing is Everything
A classic but potentially expensive mistake that international investors make is to wait for perfect conditions to be established in markets they are considering investing in. Emerging markets, by definition, are in the process of creating the kind of infrastructure and financial systems that developed countries already enjoy. It is precisely this state of development that allows for investing at under-valued prices; once major changes occur, whether it is the release of mortgage products or expansion of an airport that can offer direct (and inexpensive) flights, the real estate in that market will always take a significant jump up in price. It is arguably too late to invest at that point, as the biggest gains in profits will have been made already by those who were savvy enough to buy before the start of the boom. Brazil is a classic example of a country with dramatically under-valued property in many locations, relative to other economies with similar growth. Millions of Brazilians are financially able to invest in real estate, but have been held back by the lack of easily available credit. International visitors are also willing and able to travel to Brazils resort areas, but they in turn are deterred by the flying time and cost of travel. Both obstacles are very close to being completely removed, which will result in a flood of buyers pouring into real estate as demand will surge virtually overnight when this occurs. An investment in Brazil carries an additional benefit as well as a strong hedge against the effects of the credit crunch: transfer of capital to a high-performing currency. The British pound is widely viewed as over-valued and forecast to be the single worst-performing currency in the world until 2010. The Brazilian real, on the other hand, is expected to be one of the top five currencies globally for re-pricing, meaning it is forecast to hold its value in 2008, and start to rise steadily beginning in 2009. Everyone knows that true investing means simply buying low and selling high. Buying low can take place when a market with enormous potential is identified, but a few key components have yet to be resolved. Smart investors know that truly perfect conditions for investment exist while the hurdles are still in place; the very factors that seem like deterrents will actually be the real reason substantial profits can be made.

The Brazilian government encourages foreign investment and there are no restrictions on foreign real estate ownership with foreigners having the same rights and obligations as Brazilians themselves. The Brazilian government allows 100% foreign freehold ownership of land and property. Further, the Brazilian government has sophisticated and well developed real estate laws which protect property owners whether they are foreign or local. Real Estate transactions are secure as the Brazilian real estate registry shows the owners name and buyers can check if the sellers have any debts or liens on the property. To purchase property in Brazil, a CPF (Catastro de Pessoa Fisica) number is needed. This is a registration number that you will need for any administrative action in Brazil including buying a property. You can either apply for the CPF online through the website of the Receita Federal, or at your local Brazilian embassy. The CPF also implies that you will have to fill in a yearly tax return form, so the authorities can follow the progress of your property (and, possibly, any income derived from it).

Private sales contract


A property can be initially purchased through a private or preliminary sales and purchase contract (PPC) which details the full conditions of the sale and also acts as a receipt for the deposit paid. This contract can be signed by buyers or by lawyers acting on their behalf if they have been given a power of attorney. It is always recommended to use a lawyer when buying a property not only in Brazil but anywhere in the world.

Property Taxation in Brazil


There are basically three types of property taxes in Brazil: 1. The IPTU: A local yearly property tax which usually ranges from 0.5% to 1.5% of the value of an asset, depending on the use of the property and its location. 2. The ITBI, (Imposto sobre transmisso de bens imveis): A real estate transfer tax which totals with other costs 2 to 3 % of the value of the property and is paid to officially register the change of property ownership before a Notary Public. 3. IR Imposto de Renda: Capital gains tax on the sale of the property which usually amounts to 15% of the profit made on the sale of the property. A new law was recently introduced waiving this tax if the proceeds of a sale are reinvested in another property in Brazil within 180 days of the sale.
