DEFINITIONS
CLIENTS: The clients shall mean M/s. Printo, whose office is situated at # 470, 39th Cross, East End Main Road, 9th Block, Jayanagar, Bangalore -69. ARCHITECTS: The term architects shall mean M/s. Anand & Associates whose office is situated at # 2A, State Bank Road, Bangalore 560 001.

SCOPE OF WORK
The Architects shall provide professional service with respect to the following works: 2.1 2.2 Interior design. Structural engineering services

STAGES OF WORK AND MODE OF PAYMENT

On appointment, the Architects shall receive a non-refundable fee of Rs. 25,000/- only. For each of the services listed in the scope of work, the architects shall be paid in the following stages, consistent with the work done. Payments made to the Architects are on account and shall be adjusted against the final fee payable.

3.1

PRELIMINARY DESIGN STAGE

Fee: 35% of the total fees payable, less payment already made. 1. Preliminary meeting with the Client to determine the requirement of the project as a whole. 2. Site Visit in order to evaluate and analyze the site. Deliverables: a. Measure drawing of the site to scale. b. Preliminary draft sketches to explain the Architects understanding of the project. c. Thumb rule estimate to arrive at the cost of the project. This is only for budgetary purpose may vary +/- 20%. 3.2 FINAL SCHEME STAGE

Fee: 70% of the total fees payable, less payment already made. 1. Arranging for samples of materials and quotations from various vendors for the client to shortlist the various finishes / materials. 2. Architects schedule of work. To be drawn up after the Clients approval of the sketch design. 3. Appointment of Consultants after discussion with the Client.

Deliverables: a. Final scheme drawings incorporating revisions to the earlier sketches to satisfy the Client that their requirements will be fulfilled. b. 3-dimensional views in the form of computer generated images or sketches to explain the design. c. Revised estimate of project cost based on the finishes selected by the client. 3.3 Fee: WORKING DRAWINGS & TENDERING STAGE 30% of the total fees payable, less the fees already paid.

1. Provide the Consultants with all the necessary information to allow them to perform their specialist work. Conduct and co-ordinate Consultants meetings, periodically as required. 2. Prepare (with the help of Consultants, if necessary) complete drawings, schedules, specifications and bill of quantities to describe the whole project adequately for the purpose of executing the project. Deliverables: a. Complete drawings with specifications and schedules. b. Bill of quantities for all work and the detailed estimates. c. Tender document for all work with sufficient tender drawings to enable the contractors to quote. d. Supply to the main Contractors, sufficient copies of the drawings to enable him to properly fulfill his obligations under the conditions of the contract. EXCLUSIONS As the clients have agencies with whom they have worked in the past and have pre established rates, negotiation has been removed from the scope of work. The supervision of the work with respect to monitoring the time, quality and cost does not form part of the scope of work.

SCALE OF CHARGES
Fees for architectural services is Lumpsum of Rs. 1.5 Lakhs Service tax will be charged extra on the fees @ 10.3% or as per prevailing tax structure. Payment of fees to the Architects shall be made within two weeks of the submission of bills. The Fee has been calculated considering the span of the project for maximum 2 months. If the Project exceeds 2 months, the fee should be revised after mutual discussion. In case the Project is abandoned, the Architects shall be compensated as per the stages mentioned and where definite stages are not reached, it shall be mutually agreed upon. Any design changes required by the client after the approval of detail drawing will be charged extra. Charges will be calculated based on the man hours. We have considered only 4 site visit in our fees by Architect team, extra visits will be charged @ 2500.00

COPYRIGHT

In accordance with the provisions of the Copyright Act, the copyright in all drawings and in the work executed from them will remain the property of the Architects. No changes shall be made in the approved drawings and specifications at site without the consent of the Architects. Drawings, specifications and documents as instruments of service are the property of the Architects whether the project for which they are made be executed or not. They are not to be used for any other project except with the written consent of the Architects.

The Client and the Architect each bind themselves, their partners, successors, legal representatives in respect of all covenants of the agreement. The above terms and conditions are acceptable to me.
