Youll find houses to suit all pockets in the northern suburbs of Worcester where theres a handy link to the M5. Mike Pryce reports
O the north of its centre, Worcester has a swathe of areas that sweep east to west and have long been among the traditional residential districts of the city. Straddling either the Droitwich or Ombersley roads, they provide easy access to the M5 at its Warndon junction, while the A449 towards Kidderminster takes drivers straight into the heart of the industrial Midlands. AROUND THE DEVELOPMENTS
NEW: Homes at Earls Park, Worcester.

You can go home to a woodland retreat

ITS well documented that living close to nature can have a positive effect on peoples health and well-being. Many of us dream of living somewhere we can enjoy the great outdoors close to home and residents of Earls Park, Worcester, can do just that as some 20 acres of woodland will form part of the development. Species-rich grassland will be retained at the site, which was most recently used as arable land; while an existing wet pond area will be enhanced, additional trees planted and new woodland areas created. Pauline Turnbull, sales director for Redrow Homes (Midlands) said: The UK National Ecosystem Assessment looked into natures value to society and concluded that the health benefits of living near natural wildlife and green spaces are worth up to 300 a person each year. Residents of Earls Park will be able to enjoy the great outdoors right on their doorstep as well be creating a native broadleaf woodland, wet woodland and rich grasslands as part of the development, with a lot of fruit and flowering species to provide food for birds and animals. Oak, crack willow, holly and field maple are among the trees that will be planted at the site. Many of them can already be found in the local area and its hoped that by planting more trees the biodiversity of the area will be improved. Cherry and apple trees will be planted along the streets, where Redrow is building homes that look traditional from the outside, but are bright, modern and full of family friendly features inside. As well as living near to nature, Redrows customers will also enjoy the benefits of owning a brand new home. Mrs Turnbull said: Our purchasers wont have to worry about finding the extra cash for repairs and renovations that an older property is likely to need. Instead they can enjoy the fun of choosing the finish of their kitchen units, the bathroom tiles and even the light switches to create a home thats as individual as they are. Well insulated with double glazing and central heating as standard, our new homes are also up to 40 per cent more energy efficient than their second hand counterparts. Current availability includes four and five-bedroom homes, with prices from 249,995. Show homes at Earls Park are open each day from 10am to 5.30pm. For more details of the latest availability and pricing, call 01905 780379 or log on to redcrow.co.uk/earls.

Demand for toys and oddities

Commercial Property A VERY wide and eclectic range of entries aided by internet marketing ensured a good turn out of buyers at John Goodwins recent collective auction sale at the Three Counties Showground, Malvern. There was a great deal of presale interest, mostly from specialist collectors, in a collection of early Star Wars figures and Lego space series sets dating from the 1970s. Commission and telephone bidders together with a number of enthusiasts who attended the sale helped to achieve a total hammer price for the small collection of almost 2,000. Top price for the Lego sets was 155 and for the Star Wars figures, 170. Other toys created a significant amount of pre-sale interest including some early Action Man figures selling at 70 and toy cars with prices reaching 70. Furniture produced a mixture of results with some items achieving disappointing prices, however there were one or two very pleasant surprises including a Regency rosewood sofa table in need of restoration which sold for 1,400 and a diminutive walnut

UNDER THE HAMMER

SUPRISE LOT: The Royal Doulton napkin rings that sold for 920.
drop leaf table, also requiring attention, at 400. A similar price was achieved for a rosewood cupboard with a gallery and a mahogany lowboy that was sold for 420. There was interest in oriental items including a Chinese lacquered screen (300) and a Padouk stand (130). A Georgian pine kitchen table sold for 300. Books performed extremely well with an early French novel with a lovely leather binding selling at 300 and a book of common prayer printed in Oxford in 1675 went for120. In this section an air gunners log book from the Sexcond World War onwards attracted a great deal of interest and it eventually went to a specialist collector for160. A Grant of Arms scroll in its original Victorian box also sold to a specialist collector on the telephone for 240. Once again it was the more unusual items that produced the most surprising results. A short malacca cane concealing a measuring rod and identified as a hunt terrier measuring stick was estimated at 100 to200. As a result of a considerable amount of pre-sale interest two telephone bidders contested the item to a final hammer price of 480.

An ethnic paddle found in a house clearance made 140 and an early Delft drug jar achieved 800 and a fusee wall clock with a domed glass was sold for 300. Also in the porcelain section a cased set of six, Royal Doulton serviette rings, each depicting a Dickens character, stirred a great deal of interest from specialist collectors. Despite one of the rings being broken there was very keen competition both in the room and on the telephone resulting in a successful telephone bid of 920. There continues to be a significant demand for items of military interest and an 1861 three-band Lee Enfield rifle with a Snider conversion sold for 270. Collectables continued to attract good levels of interest with a small collection of fountain pens and pencils making a total of 250 and some excellent prices for coins and bank notes. The top price in the picture section went to a small pair of oils on board depicting lurchers at 200. In the jewellery section the top price was achieved by a platinum ring set with baguette cut emeralds and diamonds at 500.

landlords. For the landlord, the property receives further exposure and publicity, while prospective tenants have the convenience of being able to search for a new home while networking and can do so at any time of the day or night. With research suggesting that two-thirds of small business owners are now using Facebook for marketing and with consumers checking the social networking platform every hour, it remains a powerful communication, too. By building Facebook into the marketing mix we hope to extend our target market in addition to ensuring our

properties are accessible to our audience in as many ways as possible. Premier Places launched its own Facebook page in February and uses the social media site to communicate with its fans. They can benefit from regular money saving tips, updates on the latest legislation, seasonal advice, special offers and competitions, as well as the latest news from the company. In addition, Premier Places has just announced the launch of its new To Let boards featuring QR codes. This allow passers-by to scan the code with their smart phone and have immediate access to the property particulars and also the companys new mobile internet site, both of which went live last week. Premier Places mobile internet site can also be accessed by texting Premier to 84840.
