PROPERTY BROKERAGE CONTRACT

contract indistinctly referred to as "the Owner", the undersigned persons of legal
age, who prove their identity with the above-mentioned identification cards and
state that they have agreed to enter into the following "Property Brokerage
Contract", hereinafter "contract", under the terms and conditions detailed below:

FIRST: The Owner declares to be the owner of a real estate property (urban-rural),
with a total surface of approximately _______________________ m2, consisting of

SECOND: The sale price of the real estate identified in the preceding clause is the

THIRD: The owner hereby instructs the Broker, in his name and on his behalf, to
exclusively manage, promote and sell the property identified in the first clause of
this instrument. The aforementioned through the means and contacts that the
broker may freely make available for this purpose, and the owner expressly
authorizes the broker to publicly disclose the description and characteristics of his
real estate property, to publish photographs and videos in electronic, television,
radio and print media, as well as to publish with companies associated with the
broker's line of business.The aforementioned are not exhaustive or exclusive to
other forms of management that the broker may determine for the achievement of
its mission.

FOURTH: If the property already identified in the first clause of this contract is sold
by the broker, the owner is inexcusably obliged to pay the broker a commission

his own account and without the broker's intervention, this shall be cause for
early termination of this contract, and the owner shall pay Mr. Robinson Eleodoro
Arias Cáceres on the date of the breach and by way of early indemnity, the same
amount of percentage of commission that the broker would have received if the
business had been handled by the broker.
SIXTH: If having complied with the clauses and conditions of this contract, the
owner refuses to sell the real estate property identified in Clause One of this
instrument to a potential buyer managed by the broker, the owner is obliged to pay
Mr. Robinson Eleodoro Arias Cáceres, as compensation, the same percentage that
the broker would have received if the business had been completed.

SEVENTH: During the term of this contract, the owner undertakes not to contact
directly any client interested in acquiring the real estate managed by the broker and
to channel any possible purchase and/or negotiation interest exclusively through
the broker.

EIGHTH: The present contract shall be in force for a period of _____ days

from the date of execution of this instrument, automatically renewable for equal
periods if neither of the parties expresses its intention to terminate it by giving
written notice to the other party via e-mail at least 15 days in advance. Likewise, it
will be automatically renewed for a similar period if at the date of the end of the
original contract or of the extension that is running, there is a demonstrable
negotiation in progress with a potential interested party in the purchase of the real
estate managed by the broker.

NINTH : The broker has no civil or criminal liability for the decisions or actions that
may be taken or exercised by the principals (Owner), once the promise of sale,
purchase contracts, or public deeds have been signed.

TENTH : All the expenses of the necessary documentation for the purposes of prior
evaluation of the real estate property, as well as for the purposes of materialization
of the sale (certificates, titles and others) shall be borne by the owner.

Eleventh: In the event that there is a commission on the sale of the individualized
property, a commissionable base sale value is fixed at $ and a value to
