LEASE AGREEMENT FOR A HALL FOR SOCIAL EVENTS CALLED

TO ENTER INTO THIS CONTRACT, FOR ITS EFFECTS THE

PARTIES AGREE TO BE DESIGNATED AS LESSOR AND LESSEE,

RESPECTIVELY, ACCORDING TO THE FOLLOWING

STATEMENTS AND CLAUSES:

STATEMENTS

CLAUSES

FIRST.- The purpose of this contract is the Lease and Rendering

of Services of the events room named --------------------- for

_____________________ persons, located at ------------------------- for

-------------- hours, according to the characteristics and

specifications of the annex to this Contract, which is an integral

part hereof.
SECOND.- The social event will take place on _______________ of

the month of ___________ of__________, which will begin at

_____________ hours and end at _________________.

The "RENTER" may charge an additional amount for each extra

half hour consisting of the amount of ---------, in case the event

extends its duration and/or the number of guests exceeds the

stipulated number.

THIRD.- The total cost that the "LESSEE" must pay is for the

provision of the service and for the contracted services,

regardless of whether the number of attendees at the event is

less than the stipulated number. Said cost shall be covered by

the "LENDER", in local currency and in the following manner:

a) ____________ % at the signing of this contract, as an advance

payment.

b) The ____________% a _________________ event.

c) The remaining ___________% on the day of the event.

The "LESSOR" shall issue the respective voucher which shall

contain at least the following information: name, date and

amount of the advance payment, name and signature of the duly

authorized person receiving the advance payment and the seal

of the establishment, the name of the "LESSEE", the date, time

and type of the event.

"THE TENANT" undertakes to deposit the amount ------------------ to

guarantee the payment of excess services or damages to the

property. This deposit will be returned to the client at the end of

the event if none of the above-mentioned events took place.

FOURTH: In the event that the "LESSEE", for causes

attributable to him, decides to suspend the event, he shall notify

the "LANDLORD" with ---------------, days in advance before the

celebration of the event, imposing a conventional penalty of

---------------, in accordance with the advance payment granted,

and in the event that he fails to notify within the aforementioned

term, "THE LESSEE" shall lose the totality of the advance

payment granted.In case of failure to notify within the

aforementioned term, "THE LANDLORD" shall forfeit the totality

of the aforementioned advance payment in favor of "THE

LANDLORD", for the damages caused to the latter.

FIFTH: The "LESSEE" excludes the LESSOR from any liability for

accidents occurring within the rented premises during the

event.
SIXTH.- Services Included in the Rent. The rental includes only

the following facilities:

EVENTS

- The landscaped area

- Kitchen

- Men's and Women's Restrooms

- Party Room (capacity for 200 people, includes chairs and

tables without table linen)

- parking in the designated areas.

SIXTH.- Health Services. The RENTER undertakes to provide the

event room in perfect conditions for the realization of the event.

As is the hygiene of the party room, bathrooms, kitchen and

other facilities mentioned in the previous clause.

SEVENTH: In the event that the "LESSOR" is unable to provide

the service due to an act of God or force majeure, such as fire,

earthquake or other natural or man-made events beyond the

control of the "LESSOR", there shall be no default, and therefore

there shall be no contractual penalty in such cases, and the

service provider shall only have to reimburse the client the

advance payment made.

EIGHTH.- If the property designated for the rendering of the

service suffers damage due to fault or negligence duly proven

by the "LESSEE" or its guests, the latter undertakes to cover the

repair expenses thereof or, if applicable, to indemnify the

"LESSOR" up to -------% of its value.

There being no other matters to be recorded on the present

document and the parties being aware of its scope and legal

GOING TO BE REGISTERED WITH THE TAX AUTHORITIES.

I BELIEVE THAT IN THIS PROJECT YOUR RIGHTS ARE SAFEGUARDED, IF

THERE IS ANYTHING TO ADD, WE WILL COMMENT ON IT.
