The british project management legacy. Symonds Gabitat is a Project Management company operating in Spain for more than 20 years. In 2004,
and alliance was formed with Capita Symonds, one of the UK’s largest Project Management companies. This alliance has served to bring together
the anglo-saxon experience in work methods with experience and knowledge gained at local level.
Project Management in still under development in Spain. This is due, on the one hand, to the investments and entrance into the Spanish market of
international companies which the Developer has previously used for Project Management services and, on the other, thanks to the creation of
companies with a forward-looking vision – Symonds Gabitat among others- the Project Manager figure has gradually emerged and taken on more
significance and, increasingly often, this figure is becoming necessary for national Projects. In the UK this figure has been used for many years, and
the (very few) companies which risk completing a scheme, be it medium-sized or large, without the support of a Project Manager or Management
Team, do not tend to repeat the experience.
Given the long-standing development of Project Management in the UK, the role has been diversified, creating specialist areas. This means that the
team may consist of several companies working together to complete the Project. For example, the team may consist of a team of Project Managers
who work exclusively with managing building work. This team coordinates, manages, and controls the development of the Project in order for it to be
complete on time and meet all specified characteristics in full. At the same time, the services of an independent Quantity Surveyor may be
contracted, and this person is exclusively responsible for controlling the financial resources set out for the Project. The purpose of this is to ensure
that the Project does not stray off track regarding the initial commitments made, and at the same time to control any changes which the Developer
may which to implement, always advising the Developer on the repercussions this may have on the overall cost of the Project and, in many cases,
on the effects which these changes may have on Project duration.
A Services Engineer may also be used. This role is to work together with the Architect in the preparation of the project, and to control, coordinate and
manage the Services installation work.

The british project management legacy. As it can be seen, the dependence of Quantity Surveyor makes it a fundamental role for the Developer.
The QS is responsible for reporting back to the Developer on Project Feasibility, and for preparing, together with the Architect, the changes
necessary for improving this feasibility. This is normally carried out via a Value Engineering process, consisting of adding a financial value to the key
elements of the Project, which are contrasted with the functionality of the elements in question, establishing criteria for removing, reviewing or
including each one as a specific part of the Project. Also during this design development stage, and during construction work itself, a so-called "Life
Cycle Costing" process takes place. The purpose of this is to obtain a view of the overall investment cost, from the outset until it is demolished. In
addition to actual construction costs, maintenance, replacements, cleaning and services are included. The objective is to choose materials which
offer the longest possible useful life, and contrast them with the cost of implementation. Once chosen, the Developer receives a report on the annual
cost of the building, for 20, 30 or 40 years, in order for this information to be included in the feasibility study and establish the exact benefits to be
gained from the investment.
Meanwhile, the Services Engineer draws up a Project according to what, in his experience, he considers most appropriate, depending on the Project
in question, proposing different alternatives for the Developer to choose the most efficient option, and ensuring that the Projects are completed in line
with this design and criteria. This is a similar service to that offered by the Dirección Facultativa (“Architects of Records”) in Spain. These three
figures make up the Core Project Team, with the support of the Architect. In order to prevent clashes between staff from different partners, it is
essential for all active members working on the Project to respect each other, and to liaise correctly about the most appropriate way to complete the
work. The Project Director from the Project Management team is responsible for coordinating all the team members in order guarantee a proper
exchange of information between them, and generating a good working relationship within the team.
Furthermore, there are other specialist areas which can provide their services, such as a company working exclusively on planning, or a Fit Out team
to coordinate the different fit out work in Retail and Leisure Centres. Symonds Gabitat works along the Anglo-Saxon line, and has created
independent specialist departments, within the organisation, in order to offer a “made to measure” service. This has be achieved with the help of our
partners Capita Symonds, whose philosophy has formed the basis for developing the services on offer today on the Spanish market.

Symonds Gabitat, Project Manager for 69 council homes in Montecarmelo, Madrid. Symonds Gabitat has been appointed for the project
management for the construction of sixty-nine council homes in the Prado de la Ermita housing development in Montecarmelo, Madrid. The project
consists of 54 1, 2 and 3- bedroom homes, and 12 3-bed attic flats. The Symonds Gabitat architect and surveyor team has a wide experience in
completing tailor-made projects for clients in both housing (freehold and council) and offices and retail schemes, always searching for the full
optimisation of the project designs according to the scope set by the client, giving providing them as much information as possible so that no
modifications are required during the construction phase which could lead to delays in schedules and delivery.
New Wembley Stadium. The finalists of the Glass of England, Chelsea and Manchester United, inaugurated, last May 19, Wembley's new stadium,
of Norman Foster, named already as the most modern Stadium of Europe. Capita Symonds has been the company designated like responsible for
the Project Management of the works of remodeling of this emblematic stadium, as well as of Stamford Bridge's Stadium (Chelsea) and Old Trafford
(Manchester United).

Symonds Gabitat responsible for the Project Management of the Magán Logistic Park in Toledo. The Urban Interest Grouping Parque
Logístico de Magán, as urban development agent, is developing an industrial area in this location in the Province of Toledo, with a total surface area
of 1,014,070 sqm. For this purpose it has commissioned the Urban Development Action Programme (PAU), which together with the Plan Parcial, and
Plot Redistribution and Urban Development Projects, will act as the development tools for the scheme. Given the scale and characteristics of this
project, and the different participants in the project, the use of an appropriate team of experts has been recommended to complete the Project
Management for the scheme assisting the Grouping as an integral part of the project team. The Symonds Gabitat services cover all stages from the
current position until Handover of the Urbanisation work for the area.
