Chief Engineer Direct day to day responsibility for the preventive maintenance program for 1,5 78 guestrooms/ Direct responsibility for the satisfaction of the guest services hot line reques ts and guest survey comments and complaints, for the Property Operations Department. Accomplishments Successfully visited the 1,758 guest rooms for PM work, three times for the year Designed computer programs that linked the daily guestroom PM data on a matrix t hat allows the rooms to be tracked at a glance. Decreased the guest room call times from 37 min to 24 min on the average guest c omplaint. Accomplishments Replaced two 300 ton chillers with two 400 ton centrifugal chillers Designed computer programs that linked the daily meter readings to analyze the u sage and to project what the usage will be for the accounting department for bud get projections. Oversaw the replacement of 6 air-handlers and installed 4 units that are more ef ficient, for energy consumption Oversaw the renovation of 330 guestrooms out of the 446 total guestrooms with ne w bathroom fixtures and air handlers Saved the company 10% energy usage from year over year, accomplished through ret ro fits, and energy consumption awareness. Accomplishments Coordinated the successful replacement of 22 transformers throughout building wi th little impact to guests. Coordinated the successful FF&E renovations of multiple floors due to age and we ar throughout the hotel Increased job performance from 33% work order completion rate to 56% work order completion rate according to the MMS hot line reporting system. Worked closely with SAI to disseminate the information reported to the MMS hot l ine for analytical analysis of all house calls. Designed a spend down program to help keep constant monitoring for the budgets. Successfully implemented a CIP program for the response of guest calls within th e 15 minute green zone Hilton Standard. Measured by the MMS hot line reporting s ystem. - Green zone before CIP was at 37% and is now 84% department wide. Coordinated successful scheduled shut downs of utility systems for repairs and u pgrade renovations Upgraded the preventive maintenance program & energy management system to includ e all new equipment and to run more efficiently Upgraded the inventory control systems to get a better control of all inventorie s when ordering needed supplies.
