I was brought in from Philadelphia to take control of a distressed 360 unit proj ect based sec 8/42, property. This property failed both its M.O.R. (management review) and its R.E.A.C. (physi cal inspection) several times and was in danger of losing all subsidies. Sutton Place renamed Hearts landing, had a long standing reputation for crime an d violence. The over 1300, police runs to this property in 2007, epitomized this properties plight. Its occupancy was at 82% in March 2008. There was 850 outsta nding work orders. Since taking control of this project I caught up all work ord ers, reduced the operating budget by more than $50,000 dollars, raised occupancy to %97.5, passed M.O.R. on November 6, 2008, passed R.E.A.C. on November 26, 20 08, and had a %75 reduction in police runs .Furthermore, while leasing up the pr operty, I had approximately 68 evictions and 30 skips, resulting in a turn of mo re than 1/3 of the property.

I was hired to lease up 2 severely distressed properties. Two separate complexes in a highly impoverished area (in the top 50 most distres sed cities in the nation). A %40 occupancy rate, physical condition extremely po or (The company had started rehab work just before hiring me),% 20 of the tenant s were behind in rent or in legal's, no organization in the office ( no properly working computers, files, receipts, work orders, missing leases, in complete di sarray). Both complexes had a very bad, long standing, reputation for crime and drugs. Reorganized office, increased security, established quality tenant relations, co llected all back rent, eliminated all legal issues by instituting an open door p olicy for tenants, successfully marketed complexes, raised occupancy %20 and had a waiting list for apartments.

My quality of work coupled with my abilities to delegate tasks started to make things more efficient. At approximately my one-year mark, I had terminated most of the maintenance crew, for reasons ranging from theft to poor quality of work. I had also taken on greater responsibilities with office manag

ement. (Re .tenant relations, conflict resolution, outside vendor bids and relat ions, etc.)I was elevated to assistant manager. With storage, equipment and mate rials now organized. I focused my attention on budget issues such as cutting cos ts. I was able to cut the costs of some supplied materials more then %50. It too k approximately 6 years for the prices of these materials to return to their ori ginal levels. This saved the company thousands of dollars over an extended perio d. Because of the increased efficiency of maintenance projects. Work orders star ted to decline dramatically. Over the years, we were able to achieve %100 occupa ncy, free up money for capital improvements, new acquisitions, and the overall b ottom line.

When a project would start lagging, I would be asked to work over time or take o ver as foremen .My role became simple. I was either finishing up details of a pr oject or helping to continue its progress at a greater pace to complete the assi gnment on time. This posed an indescribable task, considering I was the yo ungest and least experienced person on this particular job site.
