Setia Alam, S P Setias newest township
development in Klang Valley got off to a
sizzling start with a crowd numbering over
5,000 people packing its day-long fun-filled
carnival celebration held in conjunction with
its official launch on 11 April 2004.
The project is a 2,500-acre self-contained
mixed residential township styled as natures
sanctuary strategically located in Shah Alam.
Setia Alams tagline In Touch With Nature, is a
clear statement of S P Setias commitment
to marrying mother nature with the best
that modern living has to offer in a
showcase of development excellence.
Selangor Menteri Besar, YAB Dato Seri Dr
Mohamad Khir Toyo was present as the
Guest of Honour to perform the ground
breaking ceremony for the construction of
the Setia Alam Interchange on the New Klang
Valley Expressway - Jalan Meru (NKVE-Jalan
Meru) Link followed by the ribbon cutting
ceremony to officiate the launch of the Setia
Alam project.
The Setia Alam Interchange is among the four
interchanges comprised within the NKVE-
Jalan Meru Link, ensuring the smooth flow
and dispersal of traffic. The other three
interchanges are Setia Barat, Setia Timur and
Bandar Setia Alam respectively.
The NKVE - Jalan Meru Link will run across
the Setia Alam township, providing direct
connection from Km 3.5 of the NKVE to Km
7 of Jalan Meru, Klang. It is currently 30%
completed and is expected to be ready by
end 2005 and open to traffic in early 2006.
Dr Khir in his speech praised S P Setia for
building a toll-free NKVE - Jalan Meru Link to
contribute towards the development of the
road infrastructure system in the Klang and
Shah Alam areas.

I am very pleased to report that our newest township Setia Alam has proven to be a roaring
success chalking up over RM300 million sales within a month. This project marks our return to the
robust Klang Valley property market in a big way. We too were surprised and overwhelmed by the
markets tremendous response to the project which was officially launched on 11 April 2004 by the
Selangor Menteri Besar, YAB Dato Seri Dr Mohamad Khir Toyo.

Has anyone noticed? Yes! We are
sporting a new look. Trendier,
breezier and livelier, we hope to get
your thumbs up for this long over-due
makeover. One fine day, the editorial
members finally sat down and put on
our thinking hats to redesign the
newsletter. Our masthead and the
overall colour scheme is now a
warmer green and blue shade while
the typeface is more reader-friendly.
Hopefully, our effort will result in a
much better read for our staff as well
as our valued customers. The last
few months have been filled with
excitement as we shifted into full gear
to cope with the buoyant business
environment. Our biggest project to
date, Setia Alam has finally taken off to
a flying start. We are proud that the
whole Setia family from North to
South turned out in full force to
support the launch carnival and the
slew of subsequent promotional

Setia Putrajaya Sdn Bhd (Setia Putrajaya) is
set to take-over the listing status of Kramat
Tin Dredging Bhd (Kramat Tin) on Bursa
Malaysia upon completion of the latters
restructuring exercise.
On 24 April 2004, S P Setia signed an
agreement with Kramat Tin, Prudent
Location Sdn Bhd (Prudent), Putrajaya
Holdings Sdn Bhd, Abad Kilat Sdn Bhd and
Kelana Ventures Sdn Bhd (Kelana Ventures)
to effect a series of transactions as part of
the restructuring plan.
Prudent, a newly incorporated company, will
buy Setia Putrajaya for RM148 million
through an issue of 74 million shares at
RM1 each and 74 million irredeemable

convertible preference shares (ICPS) at
RM1 each.
Prudent will also buy 272.02 acres of
development land in Tebrau, Johor from
Kelana Ventures for RM59.25 million
through the issuance of 29.62 million shares
at RM1 each and 29.62 million ICPS.
Prudent will then acquire 100% of Kramat
Tin for RM27.72 million through an issuance
of 13.86 million shares and 13.86 million
ICPS on the basis of 3.5 Prudent shares and
3.5 Prudent ICPS for every Kramat Tin
share held.
At the signing ceremony held at the Mutiara
Hotel Kuala Lumpur, YBhg Datuk Mohd
Hashim Hassan, Chairman of Putrajaya
Holdings said it is heartening that Setia
Putrajaya which began as a joint-venture
vehicle for the development of the new
Federal Administrative Capital of Putrajaya
will be transformed into a listed entity
which will not only continue its role in
shaping the vibrant city of Putrajaya but also
be able to export its proven expertise to
Johor, the second biggest property market
in the country.
As a listed property development
company, I am confident Prudent will be
able to leverage on its track record in
developing the model garden city of
Putrajaya to introduce to the Johor house-
buying public the world-class standards of
township development, he added.

investors. Shareholder returns was defined
as the sum of appreciation in share price and
dividends as a percentage of the original
start price.

GM dialogue with all Setia Precast staff
In todays increasingly competitive marketplace, property
developers are keeping up with each other by
implementing similar marketing strategies and building
houses based on similar concepts.

In order to move ahead of the competition it is necessary
for us to distinguish ourselves from our competitors by
providing superior customer service as this will give us a
competitive edge in the long term. In line with this
aspiration, the company has established a new
department, Service Quality Management (SQM), under
the Group Quality and Customer Care (GQCC) division,
to spearhead customer-focused initiatives.
Having the right policies and procedures on customer
service is not going to lead to success in delivering
superior customer service if our staff do not have the
right service mindset and the necessary service skills.
Therefore, customer service training programmes
continue to play a vital role in ensuring that staff are
instilled with the right service mindset and equipped with
the necessary service skills. SQM will review these
training programmes from time to time so that the
trainings are relevant and effective.
The journey towards attaining superior customer service
is a never ending one and it will require the unending
support and commitment from team Setia! Lets do it
together!
GM dialog has been conducted by Setia Precast GM and its
management group with all project site staff in USJ, BSA,
Puchong, Putrajaya, Ampang and Puchong head office in
March 2004. The dialogue session with AIMST project staff
will follow soon. The purpose of the dialog is to have a direct
communication channel with all Setia Precast staff from the
crane operator to the assistant manager. The future direction
of Setia Precast was shared with all staff and feedback were
gathered to inculcate a better team-spirit and achieve
improvement in work environment and performance. The GM
dialogue, which was very effective will be conducted from
time to time in our quest for continuous excellence.
SQMs main responsibilities are to:

Develop company policies, procedures and
performance standards which affect customer
service practices

Partner with business units to align customer
service policies and systems with company
objectives

Ensure the delivery of consistent customer
services across all customer contact points

Oversee compliance of service personnel with
established company policies and standards

Track and monitor the performance of the
companys customer service initiatives
At Pusat Bandar Puchong, the
construction of the 340-unit Seri Jati
Apartment (RPR2) has been successfully

Following the CIDB roadshow campaign
Towards Quality Construction & Reduction In
Labour Dependency throughout Malaysia,
the south zone campaign was held on 8
December 2003 in Melaka and the north
zone on 15 December 2003 in Pulau Pinang.
Our General Manager, En. Othman Jaki
presented his paper on Manufacturers
experience on IBS in Melaka and Developers
experience on IBS in Pulau Pinang on behalf
of Setia Precast Sdn Bhd and S P Setia
Berhad respectively.
Setia Precast Sdn Bhd has ventured into
supplying ready mix concrete to sub-
contractor for the development of Bandar
Setia Alam (BSA) project. The wet plant has
started supplying concrete for the NKVE-
Jalan Meru Link construction work in BSA
in the middle of March 2004. The dry
concrete plant will soon be ready to start
operation.
Setia-Wood Industries Sdn. Bhd has been
constantly supplying Quality Treated
Kempas Timber Roof Truss/Rafter to
neighbouring Singapore. These supplies,
which started six months ago has enabled
us to establish a good business relationship
with our business partner from Singapore,
who is very satisfied with out quality truss
Setia-Wood successfully secured a new
contract for the supply of Fire Rated
Doors with timber frames and specially
designed Hard Hollow Core Doors
(HHCD) for the An Dong Plaza 2 project in
Vietnam. The An Dong Plaza 2 project in
Ho Chi Minh comprises a 4 Star Hotel
(Windsor Hotel) cum shopping center in
Saigons Chinatown area. The project is
scheduled for completion in August 2004
with the opening of the shopping center
floors while the tower hotel floors are
expected to be opened in October 2004.
The first batch of the materials was shipped
in March with the next two shipments due
by end-April and May respectively.
The clinching of this project is testimony to
Setia-Woods constant quality products
standards especially for the fire rated doors
which are on par with the BS (British
Standard).
Further talks and negotiations are actively
underway to secure more projects in
Vietnam given that the local economy is
picking up. Setia-Wood expects to secure
another two new projects set for this year.

Celebrating a
special achievement
Continuing with its yearly tradition, Setia-Wood again
celebrated the Sau Kong dinner on 16 January 2004. As usual,
all the staff, suppliers and sub-contractors were invited to be a
part of the merriment. The management wishes to thank the
guests for their support and all the hard work shown during
the year. As recognisition of the special effort put in during the

The management and staff of Setia-Wood gathered
at the Legend Hotel on 27 March 2004 for a well-
deserved Japanese Buffet Dinner. The celebration was
to honour the contribution of the staff for achieving
the monthly sales target challenge from the
Management. In fact, the result was the best monthly

SSRC bids farewell to its president
Great fun at dart throwing competition
SSRC held a farewell party for Mr Lai
Chong Haur, our past president on 9 March
2004 in appreciation of his contributions to
the company as well as the club. While we
parted with heavy hearts, we were also
happy to see him off to greener pastures.
Everyone was in a jovial mood as we
chatted and joked in fond remembrance of
the great times we had while tucking into
the tasty food. Mr Lee Kee Meng, our
current Acting President of SSRC also
presented a small parting gift to Mr Lai as a
gesture of thanks for his effort in leading
the club over the years.
The 1st Inter-Division Dart Competition
was successfully held at Setia-Wood premise
in Rawang on 25 April 2004. Congratulations
to the Setia Precast and Construction Team
which was crowned Champion of the
Competition. The 1st Runner-Up was team
Estate Management/ Security Services/
GQCC/IBD/CCD/GIA and second place
went to our gracious host, team Setia-Wood
and Infrastructure. Meanwhile, the best
male player title went to En Abdul Latif
Mohd Hassan (Estate Management) while
the best female player was Cik Siti Mariam
(Bukit Indah Johor). The deft moves by the
dart throwers and the crowd of
supporters during the Competition are
surely signs that the fun game is fast
catching up as a favourite among Setia staff.
Futsal fun at Kelab Indah tournament
The futsal tournament for 19 years old and
below which was held for the second time
this year has gathered 23 teams.

The ever-enthusiastic teams came in their
full soccer gear and headed straight for the
football pitch to first watch a demonstration
by Kelab Indah's soccer team.

Shortly, the tournament started at 9.00 am
with each team displaying their best shot at
the pitch as the cheering crowd shouted
their favourite team names.

The slight drizzle over the late afternoon
did not deter the winning teams from
taking home cash prizes worth over
RM500 and trophies.

The tournament ended on a happy note for
the soccer teams with Kelab Indah promising
to make this event an annual affair.
Staying healthy in body, mind & spirit
Kelab Indah recently organised a Yoga &
Fitness Programme at the club's lobby area.
Many members as well as the public turned
up to catch the fitness angels (as they call
themselves) demonstrate the yoga and
kickboxing exercises. Certified Fitness
Instructor, Ms. Veronica who heads the
group shed light on the benefits of doing
regular yoga exercises. The yoga classes for
women are now on every Friday from 8 pm
to 9 pm. Yoga for men will soon commence
on every Wednesday from 8 pm to 9 pm.

As for kickboxing exercise, it is a workout
that combines aerobics, cardiovascular and
body toning. It also improves strength and
help tone up the muscles. Classes are
scheduled every Wednesday from 9 pm to
10 pm.

Interested parties can register for the above
classes at the front desk of Kelab Indah.

They say, If you havent seen Mt. Kinabalu, you havent seen South
East Asia. But, climbing Mt Kinabalu is not an everyday feat of sight
seeing! To many, climbing this peak is nothing less than a distant
dream. 15 adventurous members of the Setia Sports and Recreation
Club made that dream a reality! They risked injury and pride to
climb this mountain high.
At first there were hesitations about the cold weather and the
hazardous trek. The training itself was daunting for simple office folk
like them. Sitting at their desks, drawing up the itinerary all secretly
questioned their pursuit. Their world was watching. Could they
conquer this peak and live to tell it?
They did more than just
that. They proved to
themselves that it is all in
your mind! Some came
home with a changed
perspective of life, others
wore the mask of
overflowing confidence and
yet the rest could not stop
talking about their discovery
of the breathtaking beauty
of this mountain. Yes, indeed,
these people came, saw and conquered!
Here are some precious impressions of Mt Kinabalu from of our
brave climbers.
Richard Low Dee Hong, Setia Putrajaya, 4095.20m - Even though
I was tired, hungry and cold, the magnificent view of the mountain at
Lows Gully, Kundasang Valley and the rich flora made me forget
everything. Words cannot describe it!
Angeline Lim, Setia Precast, balance 200m I had wonderful friends
who cared and motivated me along the journey. Mt. KK is a great
challenge and the beauty of mother nature is hidden along the mountain.
Ding Siock Kee, Setia Wood, 4095.20m - It was my dream to reach
the peakand at last, I did it!
Tay Yong Chee, MIS, 4095.20m Very, very tired but I felt proud
that I made it.
Yon Siok Kwai, Setia Precast, 4095.20m - Go slowly, step by step,
and you will reach the top.
Carmen Lam, MIS, 4095.20m 30% physical 70% mental is what I
learned throughout the climbtons of sweat, beautiful scenery, variety
of plant species, undeterminable change in weather fills my
memories.if you think you BOLEH.you BOLEH!
Ivy Wong Sook Fun, GQCC, 4095.20m This expedition was an eye-
opener. Besides beautiful mountains and valleys, I saw poverty and scarcity
of resources. I tell myself that I am blessedI grew much and realised
that many things in life are actually achievable if we try harder..
Tok Lee Ping, GCF, 4095.20m I wished to leave my footprint on Mt
KinabaluI have. The magnificent view made me realize the beauty of
life.

Students prove poverty no barrier
to success
National Transplant Resource Centre gets own vehicle

Some 155 Setia Adopted Children proved
that poverty is no barrier to success when
they were feted and rewarded for obtaining
outstanding UPSR results at the Annual
Excellence Award Night held at the Grand
Seasons Hotel on 10 January 2004.
The award ceremony was part of S P Setia
Foundations effort to give recognition to
the students under its Setia Adoption
Programme for excelling in last years UPSR
examination. While no stranger to hardship
with many coming from poor or single
parent families, their strong determination
to succeed spurred them on to overcome
obstacles and achieve excellent academic
results.
During the ceremony, Foundation Chairman,
Tan Sri Lee Lam Thye presented cash prizes
and dictionaries to the young beneficiaries
from various states who traveled to the city
center with their proud parents. I hope the
award and prizes will serve as incentive for
the students to study even harder for
success as they progress to secondary and
even to tertiary education, he said.
A total of 502 Setia Adopted Children sat
for the UPSR examination in 2003 with
the public on the need for organ donation.
Previously, the Centre needed to share
usage of vehicles with the Kuala Lumpur
Hospital each time it wanted to carry out
its own activities.
Foundation trustee Tan Sri Zaki Tun Azmi
presented a giant mock key to the van to
the Kuala Lumpur Hospital director, Dr. Hj.
Jalal Halil Khalil at the hand-over ceremony
held at the hospitals premise.
The National Transplant Resource Centre
based in the Kuala Lumpur Hospital recently
received a brand new Nissan Vanette C22
van sponsored by the S P Setia Foundation.
The van will be used as the official vehicle of
the Centre to carry out organ donation
awareness and promotional campaigns to
encourage more people to register as organ
pledgers.
Having its own van will give the Centre a big
boost in meeting its objectives to educate
about 15% achieving excellent results. Of the
155 rewarded, 74 straight A scorers received
the Excellent Award while 81 recipients took
home the Achievement Award. All were given
RM200 cash prize and a dictionary.
Meanwhile, the Achievement Award
recognises students who have shown marked
improvement in their examination results
with cash prize of RM50 and a dictionary.
During the ceremony, Appreciation Award
was also presented to schools with the best
academic performance and have given firm
support to the Adoption Programme.
Meanwhile, 17 individuals, comprising teacher
and headmasters were also recognised for
their generous support and dedicated
contributions towards the success of the
Adoption Programme.
Writing effectively in the business environment
3-Day Induction Program
Group Human Resources through its Training Department has successfully organized the 1st Writing Effectively in the Business
Environment Training in Sheraton Subang Hotel & Towers on 7 and 14 February 2004. A total of 24 staff attended the program and
each of the participants has been taught the importance of professional corporate image, to produce grammatically correct sentences
and also to develop crucial communication skills to successfully transmit messages at all levels for better co-operation with colleagues
and clients.
At the end of every quarter, new employees are invited to attend a New Employee Induction Program.
The 1st Batch was completed from 23 to 25 March 2004 and followed by the 2nd Batch on 28 and 29 April 2004.
This is a 3-Day program which focuses on Personal Excellence and Team Excellence for the first 2 days. On Day 3, new employees
were briefed on the companys back ground, history, business directions, cultures & values, policies & procedures and performance
expectations were set.

The purpose of the program is to help new employees settle in and start out on a confident note.

S P Setia Foundation to stage biggest
ever musical to raise funds

The Annual S P Setia Foundation Charity
Dinner 2004 is back again in the true spirit
of sharing and giving. This year, we target
to raise a grand sum of RM5 million to fund
more meaningful charitable projects. We
are proud to have the support of YAB
Dato Sri Mohd Najib Tun Razak, Deputy
Prime Minister of Malaysia and wife YABhg
Datin Sri Rosmah Mansor who will grace
the glittery event as our Guests of Honour.
The star performance is a rock n roll
themed in-house musical production titled
Kampong 50s Magic presented by 80
multi-talented staff of S P Setia Berhad
Group. The musical promises to be the
biggest and most elaborate ever which will
be staged in the gigantic Sunway Pyramid
Convention Centre on 3 July 2004 at 7.00
p.m.
The cast is already hard at practice to
further raise the high performance
standards which has now become a
trademark of all Setia musical shows.
Guests and donors can expect a night of
feet-tapping sensational entertainment all
round in the good name of charity. To our
ever-generous donor, once again, we look
forward to your kind support to make this
event another memorable success.

The Menteri Besar was also accompanied on a ttour of
the Setia Alam Show Village which currently showwcases
22 completed homes of various sizes and designss which
are available for sale to the public.
Meanwhile, the enthusiastic visitors were kept
entertained throughout the day with an arrray of
interesting activities including helicopter rides forr house
purchasers and various acrobatic and cultural dance
performances.
Children too had a field day joining in the
fun-packed activities such as pony rides,
petting zoo featuring exotic birds, clown
and magic shows, colouring contests and
various fun-fair games stalls manned by our
staff.
The food counter, manned by friendly staff
of S P Setia also provided a constant free-
flow of delicious refreshments to keep
hunger pangs away and adrenaline levels
high.
