Dilapidations Any areas of dilapidation or defeat at the commencement of the tenancy are noted, significant marks on walls and surfaces or areas of scuffed wallpaper etc have been noted and the tenant will not be held responsible for those items of disrepair. House is in excellent decorative order throughout as all paintwork has been touched up ready for start of this tenancy. House is clean throughout. All carpets have been professionally cleaned throughout ready for start of tenancy. All windows have curtains &/or blinds 4 Sets of front door keys handed to tenants 1 Back door key left in door / kitchen (Must be kept in house at all times)

Students must maintain these areas to keep them free from weeds & overgrowth etc.

General Unless otherwise stated: 1. Skirting boards, door frames, architraves and fixed woodwork are in place, unmarked and properly affixed 2. Cupboard interiors, drawer interiors and wardrobes have been wiped out, cleared and they are clean 3. If supplied, the cooker and hob units are clean both inside and out and the grill pan is free from grease 4. Windowpanes both inside and out are clean. 5. All kitchen and bathroom ceramic tiles are sound with no areas chipped, marked or missing. 6. All walls & doors & door frames & skirtings are mark free, as newly painted throughout 1 x year ago and touched up before start of this tenancy.

At the time of taking this inventory, as dated on page one, the property was in good condition throughout with no visible signs of damage unless otherwise stated. This

property has been prepared on the accepted principle that all items are free form any obvious soiling, fault or damage unless otherwise stated.

On vacation of the premises, all items must be returned to the same position that they were on the outset in order to facilitate an easy check and avoid delays. Upon receipt of this inventory the Tenant must check their copy for anything they do not agree with before returning the signed copy to the Landlord within 5 days of receipt. Please note that if the inventory is not returned within this time-scale, it will be taken that the Tenant fully agrees with its contents and may not; therefore dispute its contents on vacation of the premises. It is no guarantee of, or report on the adequacy of, or safety of any such equipment or contents, merely a record that such items exist in the property as of the date of the inventory and the superficial condition of the same
