Mariner Bay is an eleven-story
building of mixed use retail and resi-
dential. There are two stories of retail,
eight stories of residential and a pent-
house story of amenity spaces includ-
ing a club room, fitness center and
business center. At the club level there
are two rooftop decks with a pool.
Total value of construction was $45
million and took approximately two
years to build.
The apartments feature Maple cabi-
netry, spacious kitchens and stainless
steel appliances. The lofts feature hard-
wood flooring, elegant floor-to-ceiling
windows, grand staircases, granite
countertops, Maple cabinetry and a
view of Chesapeake Bay.
The team assembled to construct
Mariner Bay by owners Bozzuto
Development Company, included
Niles/Bolton Architects of Alexandria,
Virginia, and Ilex Woodworking, an
AWI manufacturing member firm
headquartered in Baltimore.
Primary design objectives were to
provide luxury rental apartments in
the midst of an extensive mixed use
redevelopment project which included
a significant amount of retail develop-
ment, explains Blinn Van Mater of
Niles/Bolton Architects. The project
as a whole is intended to be a lifestyle
center providing all the necessary sup-
port for the inhabitants.
Mariner Bay is located in a very his-
toric old city where the primary build-
ing material is brick and building type
is colonial. The design of the center is
therefore reminiscent and sympathetic
to these design cues.

paneling for the lobby and corridors
of the building, wainscot in the recep-
tion area, running trim throughout,
columns, bar, guard desk and work sta-
tions. Figured Maple veneer and quar-
tered Maple solids, along with Anigre,
were used on all these elements.
We introduced natural elements
such as wood, textured wovens,
leather, polished metals and circular
designs, points out designer Rebecca
Jones. These materials and the use of
portals strengthened the sensation of
being on a yacht with expansive views
of Annapolis at the bow and stern of
the building.
The design scheme called for an
intricate repetition of inlays of fine
metal circles into the wood panels,
explains Van Mater. Having these turn
out perfectly round and with continu-
ous, clean lines posed a real challenge
for the woodworking firm.
These metal circles and their con-
cealed attachment system were one
of the most challenging aspects of the
job, he continues. The size of the pre-
fabricated pieces made them difficult
to install. The final job, its appearance
to the average observer, looks simple

and elegant. A more high end luxury


finish would be hard to achieve.
The circular reception desk features
multiple finishes, including white,
chiseled mosaic stone, dark-stained
wood, polished stainless steel and
frosted glass. The desk is the focal
point of the lobby area.
Ilex truly did a beautiful job on
the various complex furniture pieces,
such as the lobby concierge desk and
the community room bar, says John
Heagy, project manager with Bozzuto
Construction. These pieces included
4wood and glass di vi der walls, plus
wood paneling and casework highlight
the meeting room in the business center.

A True TeAm
Ilex Woodworking was a respon-
sive subcontractor and an effective
member of the project teams, contin-
ues Heagy. They provided high qual-
ity work in both the shop and field,
and timely responses to all contractor
and owner needs. We developed a
solid working relationship and met an
aggressive schedule.
Van Mater agrees. When faced with
a challenge, Ilex was more than ready
to find a solution rather than say it
cant be done.
Ilex created incredible solutions
for a complex design and executed
them flawlessly to meet our high
expectations of quality fabrication,
adds Jones. They were supportive
through meticulous shop drawings, a
high level of communication and on-
site supervision of their talented instal-
lation team.
And so, overall, the expectations of
the design team, construction team
and building owners were exceeded.
A fact that is highlighted by the over-
whelming positive feedback received
from the tenants of Mariner Bay.

or the elite traveler, there is an extraordinary destina-
tion located in southern California with expansive
views of the Pacific Ocean. It is the Resort at Pelican
Hill, owned and managed by the Irvine Company, one
of Americas most respected and diversified private
real estate companies. The companys diverse portfolio includes
world class resorts such as this one which features 204 rooms
and suites, 128 villas and two championship golf courses.

The relaxed comfort of Pelican Hill
takes inspiration from the work of 16th
century Italian architect Andrea Palladio,
best known for his grand homes across
the Venetian countryside. Like the
Mediterranean, the sun-drenched climate
of Southern California allows for indoor
spaces to open up to the outdoors.
Architects and designers on this proj-
ect were given the task to achieve a look
that follows the Italian Renaissance and
the designs of Palladio, explains Chris
Marsh, senior vice president of the Irvine
Company. One of the main principles in
Palladios interiors was to express harmony
and balance. This had to be achieved not
only in the symmetry and geometry of the
rooms, but also in the choice of materials
and finishes.
To achieve these goals, Andrew Skurman
Architects, San Francisco, California, and
Montbleau & Associates, an AWI manufac-
turing member located in San Diego, were
selected for the project. Andrew Skurman
Architects designed the interior architec-
ture including golf club house, hotel and
spa, pool grill and the villa clubhouse.
PAllAdi An sTYle
Elements such as spatial symmetry and rela-
tive proportions are employed throughout the
public areas. From layout of the hotel living
room and its colonnade gallery to a 28-foot
dome rotunda ceiling, to perfectly scaled and
proportioned columns, to the very intricate
cabinetry moulding details, each design fea-
tures the richness of that period. The use of
Venetian wall plaster, Italian travertine tiles and
aged terra cotta roof tiles also characterize the
Palladian style.
Cornices, bases and wall mouldings were
all carefully scaled to the proportions of the
rooms, notes Andrew Skurman. All mould-
ing profiles were rendered precisely from
historical precedents. Each cabinetry piece
was designed to portray 15th century antique
furniture. We were able to accomplish this by
giving each piece an individual look.
Alder was the wood selected for most of

The areas that showcase the archi-
tectural woodwork the most are
the intricate coffered ceilings in the
boardrooms, and the ceiling work at
the pool grill and restaurant, points
out Marsh. It is hard to locate any

ceilings. Another area of note is the
12-foot high wine rack complete with
a rolling library ladder.
The beam ceiling in the pool grill
bar and restaurant is particularly note-
worthy, adds Skurman. Given a com-
plex cross beam ceiling design by the
architect, Montbleau developed a prac-
tical solution of box beams to replicate
the solid wood beam ceiling system
and carefully treated each beam with
the old world look.
Other noteworthy areas are the
wood paneled rooms, Skurman con-
tinues. Montbleau paid attention to
the designed proportions of each wall
panel in the geometry of the rooms.

Pelican Hill project was the most chal-
lenging, agrees the entire team. Each
space was designed to establish a
unique experience. Distinctive details
characterize the hotel to reach overall
design cohesion.
An unusual aspect of the project,
says Skurman, is the amount of curved
elements throughout, from the race-
track-shaped bar and octagonal hotel
caf, to the half round bar and restau-
rants at the pool grill. The integration
of European kitchen equipment and
custom built round booths required a
high level of coordination among sup-
pliers, designers and woodworkers.

Montbleau. There was great com-
munication and they appreciated the
high level of detail included in our
shop drawings. We also provided them
with various finish samples and mock-
ups that made the complicated details
easier to understand and resolve prior
to building the final project.
In addition, he continues, we rec-
ommended practical approaches to
building some of the areas that were
intricately detailed, and we brought
our expertise to making suggestions to
make these items easier to build with-
out compromising design integrity.
Our relationship with Montbleau
& Associates was excellent, says Marsh.
They were part of our team in mak-
ing sure that we were satisfied with the
finished product. We had weekly meet-
ings at the job site where key members
of the Montbleau team were always
present. We also visited their shop sev-
eral times. This was a very close and
interactive working relationship and
one which Montbleau encouraged.
The Resort at Pelican Hill is perched
upon 504 acres of sun-drenched hill-
sides. Its a place that will lure you
away, and as captivating as the views
are, so is the service.

initially developed as a conference center consisting of a set of one-story,
above-grade conference wings with approximately 14,000 net square feet
of conference/meeting space in a variety of room configurations along with pre-function,

2006, The Dow Chemical Company
decided to locate its H.H. Dow
Leadership Academy within the hotel.
At the same time, the hotels owner-
ship made the decision to decommis-
sion its existing restaurant and con-
struct a new five-star restaurant, along
with a cafe, bar and lounge, along the
hotels Main Street frontage, creating
an enclosed open air courtyard. This
renovation of the hotels meeting spac-
es into a learning academy for Dows
highest level executives, and the addi-
tion of approximately 6,000 square
feet of new construction along the
Main Street was designed to enhance
the citys downtown revitalization
plans. The $20 million renovation was
completed in the summer of 2008.
The H is Midland, Michigans most
complete meeting and conference
facility, featuring more than 14,000
square feet of dedicated meeting space,
including a grand ballroom.
Commissioned to handle the reno-
vation were the following firms: the
architectural firms of HOK Venue,
located in Kansas City, Missouri, and
Anderson/Miller Ltd. of Bloomfield

to accommodate up to 150 guests.
An upscale bar and caf with outdoor
dining terrace areas were also created,
as well as an industrial kitchen. The
remaining areas were designed around
the ballroom, including a kitchen,
meeting rooms, a breakfast area,
pre-function areas, restrooms, and the
Hills, Michigan; the architectural
woodwork firm of Mod Interiors,
Inc., an AWI member headquartered
in Ira Township, Michigan; and the
Christman Company, general contrac-
tor, located in Lansing, Michigan.

High-end finishes were obtained from around the world.
According to Matthew Gaglio of Mod Interiors, quartered,
figured Makore that was book matched and center balanced
in sequenced sets, plain sliced Walnut and Maple, fumed rift
White Oak and lacquered Poplar were the woods of choice.
They were used to fabricate columns, wall panels, bars and
back bars, wine room, restaurant and executive meeting
rooms. Mod Interiors also produced and installed the copper
barrel ceiling, and leather-wrapped and decorative tacked doors.
Other upscale finishes included marble, granite, glass tiles,
leather-wrapped doors and vanities, suede wall covering,
Venetian plaster, silver leafing in the roof of the lobby, and
wood and copper mesh in the Academy lounge.
The executive spaces feature hidden doors in stile and rail
Walnut wall panels with electrical control units. These were
laid out by our engineers as the walls were built to ensure
their proper location in the final project, explains Gaglio.
Architectural woodwork was designed to cover and
enhance the existing architectural geometries of the spaces that
went through extensive renovation and was incorporated as a
visual framing element, adds Laurie Miller of Anderson/Miller.

TeAmwork Abounds
This project was divided into four
fluid phases to accommodate the 24/7
operations of a full-service hotel, as all
work had to take place during opera-
tions. Full use of food service, meet-
ing space and ballroom facilities was
maintained throughout construction.
The detailed construction schedule
and work plan took into account all
operational needs and was adjusted on
a weekly basis to best suit the needs
of the hotel.
Throughout the project our engi-
neering and management staff were on
site twice a week to assist with site lay-
out of walls and pre-panning solutions
for problem areas that could not be
foreseen until after demolition, notes
Gaglio. Value engineering was applied
to the project at bid to cut unneces-
sary costs. We worked closely with all
the trades to solve problems and make
modifications to meet schedule dates.
Overall, the project owners are
extremely pleased with the end results.
As is Dow Chemical. The architectural
woodwork firm exhibited outstand-
ing craftsmanship, says John Lowry of
Acquest Development, Inc., which man-
ages the facility. They are still working
for us and continue to provide top-of-
the-line materials and craftsmanship.

Recently management selected
space for a new office on the 54th
floor in the bustling River North area
of Chicago to raise the profile of the
office and be more accessible to both
clients and employees. They began
looking in the summer of 2008 and
settled on 300 North LaSalle, a new
development that opened spring 2009,
shortly before they needed to relocate.
The office is approximately 15,000
square feet with floor to ceiling glass
throughout. The space was designed by
the architectural firm Eastlake Studio,
Chicago, with architectural woodwork
fabricated and installed by Inter Ocean
Cabinet, an AWI manufacturing firm
located in Elmhurst, Illinois.
According to Pfingsten Partners
Norma Canales, the firm directed the
design team to make the offices warm
and sophisticated in order for clients
to feel welcome when they entered
the space.
ACHi eVi nG obJeCTi Ves
Primary design challenges, explains
Tom Zurowski of Eastlake Studio, were
to balance the requirement for perim-
eter offices with the desire to share
panoramic views; create a public image
of understated elegance; and support a
wide range of meeting types and sizes.
Solutions to the design objec-
tives, he continues, were arrived at
through study and discussion. Clear
glass office fronts share the views with
the entire office, while textured glass
at the boardroom maintains privacy
while allowing daylight to enliven the
reception area. Clean detailing enables
wood, stone and glass to quietly enrich
the reception area and boardroom.
Plus a variety of internal meet-
ings are supported by different size
spaces as well as a movable partition.
The boardroom is reserved for formal
meetings required to manage multiple
businesses.

Walnut wall panels, doors, trim work
and reception desk, along with high
pressure decorative laminate casework

Finding the right veneer to accom-
modate odd-sized panels was a chal-
lenge, he notes. Many panels were
very long or very wide. We worked
with our veneer partner to find the
perfect veneer and then made sure it

look the architect wanted.
Walnut wall paneling accents the
reception area, boardroom and main
corridor areas. All the perimeter offices
have clear glass fronts to allow for
natural daylight, and so that visitors
and employees can appreciate the
natural beauty of the woodwork and
other surrounding finishes, explains
Zurowski. We were working toward
achieving a timeless space. Clean lines
and simplicity of the details contrib-
ute to the minimalist design. Since
Pfingsten did not occupy the entire
floor, we had to work within the con-
text of the buildings design guidelines
for multi-tenant floors.
While there is a significant amount
of wood paneling in the public spaces,
the boardroom portal is a focal point,
beauti ful bui lt-i n walnut casework
is a stately accent to the offices
panoramic views.

Farrell reports that Inter Ocean helped the owner and gen-
eral contractor develop a budget from concept drawings. We
went through iterations of value engineering and schedule
planning before we were awarded the project. Everyone was
on the same page in terms of cost and timing
before we started. In addition, our solid model-
ing software helped show how elements would
come together and ultimately look.
We have a strong working relationship with
Inter Ocean Cabinet Company, says Zurowski.
We always lean on their expertise to help us
solve challenging problems with detailing. When
construction issues arose, they were taken care of
quickly and painlessly. All in all, the project went
very smoothly.
We had a strong relationship with the entire
design and construction team, including the
woodworking firm agrees Canales. If we ever
needed to look at samples or go over any details,
Inter Ocean was eager to assist us.

clean but impressive framing solution that allows natural

The Ross heart care team focuses
on bettering the health and quality of
life of each individual by improving
that patients cardiovascular wellness.
Universal patient rooms, where the
patient is the center of care delivered
by a multidisciplinary healthcare team,
symbolize this approach.
Since opening in 2004, health care
professionals from 17 countries have
visited the hospital to study skills to
strengthen their own cardiovascular
program. In June of 2008, Ross Heart
Hospital expanded from 90 to 150
inpatient beds, with every patient cared
for in private, universal patient rooms,
a model which is increasingly emu-
lated across the country.
These technologically advanced
rooms provide better patient care and
comfort by allowing the care team to
deliver the appropriate services to the
patients rooms, minimizing the need
for patient transportation and allow-
ing patients to remain in the same
room throughout their hospital stay.
Each floor of the newly expanded Ross
Heart Hospital is dedicated to a specific
service, ensuring specialized, person-
alized care for each patient. Housing
these services in a single building
facilitates collaboration and teamwork
among disciplines.
To handle the 63,000 square feet
added to the seven-story hospital,
the team of architects Design Group
of Columbus, Ohio, and the archi-
tectural woodworking firm Wittrock
Woodworking, an AWI member firm
from Cincinnati, were commissioned.

The boardroom desk is very intricate and features a
sketched faced veneer pattern encapsulated by a solid Maple
nosing. The podium in the boardroom was built with a motor-
ized lift to create a comfortable height adjustment for all speak-
ers. We provided a great deal of design and detail in relation
to the life mechanism for smooth operation, notes Wittrock.
The nurses stations feature a unique stainless steel bar inlay
that is flush with the face of the veneer. Explains Wittrock,
the thickness of the stainless steel bar made it difficult to
bend into the free-form routs of the face veneer panel. The bar
is perfectly flush with the veneer face and the stainless steel
was brushed to a fine finish.
The curved nurses desks reflect the curvilinear shape of
the woodworki ng fi rm Provi ded the
Maple casework for all the patient rooms.

the patient tower. This gentle, sweep-
ing curve eliminates the appearance of
a long, monotonous corridor typical of
hospitals and provides the nurses with
direct views into all 30 patient rooms
within two nursing units. The curvilinear
shape is continued as a soffit detail in the
patient rooms where it adds a homelike
quality to a usually clinical space.
TeCHni CAl Assi sTAnCe
The primary project consideration,
adds Wittrock, was to provide an AWI
premium certified job within the allo-
cated timeframe. Manpower, overtime
and constant supervision were required
to achieve this goal. We employed 30
craftsmen on the job working seven
days a week to meet deadlines.
Todays woodworkers are not just
millworkers, he adds. We must be
skilled at dealing with metals, plastics
and other materials that are included
in our scope of work.
Because of the excellent commu-
nication among all trades, it becomes
evident from the moment you enter
the four-story atrium that the Ross

W
hen it comes to custom designed and fabricated architec-
tural woodwork, the single most prevalent cause of dis-
pleased clients is due to uncontrolled relative humidity.
Not only does high humidity lead to unpleasant mold, but also to
visible movement in wood and wood products. Low humidity can
also damage fine woodworking. This article will explore methods and
ways to plan to manage moisture in buildings that contain fine woodwork.

For many, this article reinforces what
you know and practice, whether you
are on the design side of the project
or the manufacturing and installation
side. We are exploring the issue of rela-
tive humidity here in Design Solutions
once again because of the high num-
ber of technical calls, letters, and
emails we have received about humid-
ity problems over the past few months.
There is always one more wood-
worker, one more interior designer, one
more facility manager to educate about
the value of maintaining the proper
range of relative humidity in an occu-
pied space filled with fine woodworking,
elegant fabrics, and people who live
and breathe the environment.
Within this article are referenced
two books which, while not necessary
to gain something from this article, are
valuable additions to your library if you
work with wood and wood products.
They are the Architectural Woodwork
Standards (AWS) published by the
Architectural Woodwork Institute, and
Bruce Hoadleys Understanding Wood
published by Taunton Press. Both are
available in bookstores and online.

log, The Curtis Lumber and Millwork
Company called woodwork the per-
manent furniture for your home.
Ancient Joinery
Wood has been used successfully
by people as a building material for
thousands of years. The chair built for
Tutankhamen over 3,300 years ago
uses the same mortise-and-tenon
joinery we use today. The seat is made
from five wooden slats, with spaces
between them for expansion and con-
traction.
The back is supported by three
vertical stiles, joined at the top and at
the seat by horizontal members. The
back is veneered with alternating strips
of ebony and ivory. The chair is engi-
neered to allow for wood movement.
Interior woodwork graces the great
cathedrals, castles, homes, and public
places of Europe and Asia, having
been placed there by master craftsmen
centuries ago. The frame-and-panel
joinery of the 13th century became
more elaborate with the advent of the
linen-fold carved panel. These mas-
sive wood-paneled walls were
made of stiles and rails sur-
rounding small panels of solid
wood. The panels were held
loosely so they could float
within the rigid structure of the
frame. As a result, the panels
could move within their
frames without breaking.

What the 20th century Curtis
Companies called a colonial door
recognized the wisdom of frame-and-
panel joinery known to the craftsmen
of the 17th and 18th centuries as well.
The six panel door became a com-
mon style because it performed so well
over time. It is a proven technology.
The panels of the doors float like the
panels of the wainscots in the great
cathedrals.
A Comfortable Environment
Historically, most people and things
are more comfortable in an environment
of between 30-50% relative humid-
ity. Not too high, leading to sweating.
Not too low, leading to dry nostrils and
sparks from door knobs.
Wood fibers take on and give off
moisture in an attempt to come to equi-
librium with the ambient relative humid-
ity. When they take on enough moisture
to add water to the cells the wood
fibers swell to a measurable degree.
When they lose all (or most) of their
moisture the fibers shrink, joints open,
or cracks develop. Wood fibers move
relatively little when the ambient relative
humidity is between 25-55%.
The damage very high humidity
(above 80%) and very low humidity
(below 20%) does to fine woodwork
is often permanent, i.e., it can not be
reversed by bringing the wood back
into the middle range.
So, simply, if you stop reading here
you know all you need to know to help
assure a long, productive life for your
fine woodwork installations, i.e., keep
the relative humidity between 30-50%
and engineer for the inevitable move-
ment of wood.
For some reason this understanding
has yet to pervade the body of com-
mon knowledge used by design and
construction professionals in the signifi-
cant part of North America served by
the Architectural Woodwork Institute.
Every year, between December 15th
and May 15th , the questions about
movement, recommended humidity,
and cracks in the woodwork come
pouring in.
When the simple answer is given
there is often shock and disbelief.
The Science Behind Humidity
To help support the simple answer,
we point you to some science start-
ing with Dr. Bruce Hoadleys book
Understanding Wood as a source.
Dr. Hoadley begins the chapter titled
water and wood with the following:
Someone once quipped that more
than 90% of all problems with wood
involve moisture. For those who ignore
basic wood-moisture relationships, that
is probably a conservative estimate.

During the last 200 years most
of the civilized world has continually
improved the ability to control the ambi-
ent temperature in our living and work-
ing spaces. The open fires and stoves
of the 1800s gave way to the coal or
oil-fired central fur-
naces of the 1900s.
All the while our
buildings became
tighter envelopes;
sealed, insulated
spaces.
relative humid-
ity [rh] is the
expression of the
amount of moisture
the air contains
at a given abso-
lute humidity at a
given temperature.
Warmer air can hold
more moisture than
cooler air. When we
warm the air with-
out adding any absolute humidity
the relative humidity goes down. Wood,
in an attempt to come to equilibrium
with the lower relative humidity, gives
up moisture from its cells to the air; it
dries out.
The water left in wood when it is
being worked for fine woodworking is
called the equilibrium moisture con-
tent [emc]. Most wood for interior use
is dried to between 6-10% emc.
Dr. Hoadley asks us to memorize: A
good starting point is to remember that
50% rh give an approximate 9%
emc. Then note that 25% rh give
about 5% emc . . .

Dr. Hoadly points out the EMC wood
species differs, of course, but not by a
great deal. Temperature has an effect
on EMC, and his examples assume
a temperature of about 70 F. It takes
25-30 more to lower the EMC one point.
To illustrate wood movement, Dr.
Hoadley draws a workbench top made
from boards which are above the
fiber saturation point [fsP] and 10
inches wide. As they air dry to about
14% EMC they lose just under a half-

the HVAC sys-
tems have been
turned off for the
summer (in the case of small colleges,
for example), and the RH in the building
rises to 90-95% during late August rain
storms. One such instance resulted in a
long wall of solid wood wainscot panel-
ing (installed in the dry winter months
before) swelling so much it forced the
door frames tight against the doors. As
a result the doors would not open,
and the frames were damaged by the
force required to get back into some of
the rooms.
The classic example to be avoided
is a project near our nations capital.
Fine wood interior columns were put
in place first, and the composite stone
floor was then polished with free water.
Needless to say the RH
in the building rose to
near saturation and the
wood columns distorted
attempting to come to
equilibrium.
The opposite will occur
when woodwork is installed perfectly
in an unconditioned space under high
RH, such as an open building in August
in the mid-southern U.S. The joints
will appear to be tight and well made.
When the central heating is turned on
every joint will attempt to open as the
RH in the space falls to normal levels.
So if you think the next project in
which you are involved that includes
custom architectural woodwork might
be affected by the humidity levels,
reread this article before you begin the
project. In fact, its not a bad idea to
keep this article handy to refer to for
all future projects. Planning ahead is a
positive way to avoid problems.

Now fine woodworkers never
start with green lumber, at or
near the fiber saturation point.
Modern lumber is kiln dried to the
optimal 6-10% emc. As a result,
when kept in reasonable indoor
conditions after leaving the kiln,
during fabrication, and in use, fine
hardwoods will remain relatively
stable.
Management Of Humidity
Every commercial and residen-
tial interior in the modern world
has some form of climate and
environmental controls. The extent
to which the design professional
incorporates control for indoor
relative humidity determines the
amount of risk for wood move-
ment the owner will encounter dur-
ing the life of the project.
The Architectural Woodwork
Standards (AWS) devotes a whole
section to care and storage.
section 2, while only 5 pages in
length, contains a comprehensive
set of facts, guidelines, and rec-
ommendations for before, during,
and after installation.
For most of the U.S.and Canada,
a relative humidity range of 25-55%
is the answer.
Woodwork, when properly
finished, takes on and gives off
moisture at a much lower rate than
unfinished wood. Therefore, minor
swings in RH will usually not dam-
age fine woodwork, properly fin-
ished and installed.
