LEASE DEED

THIS LEASE DEED Made on ..th january, 2012 BETWEEN Amarjeet Singh Anand, R /0 292/9c, Forest Lanes, Sainik Farms , New Delhi-68, Owner of property bearing no. A-76 Defence Colony, New Delhi, herein after referred as the LESSOR which expression shall include her and each of his successors , legal representatives and assigns of the FIRST PART AND Mr. Suresh Somasamy, S/O Mr. Resident Of .. (Herein after called The LESSEE) the OTHER PART

The terms LESSOR AND LESSEE unless repugnant to the context mean and include their respective hairs, successors, legal representative, executors, administrators, assigns and nominees. WHEREAS the LESSOR Mr Amarjeet Singh Anand Owner in possession with full and unfettered rights to let out the Ground Floor of the premises comprising of Drawing and Dining, Two Bedrooms with attached bathrooms, study room, Lobby, Kitchen, i.e., entire Ground floor with Furniture, Appliances, Fixtures and Fittings (hereinafter called the Said Premises") of the property known as, . A-76 Defence Colony, New Delhi- 48. AND WHEREAS the LESSEE has approached the LESSOR to let out the LESSEE the said Premises for the Residence of LESSEE on its rolls and his family AND WHEREAS the LESSOR has agreed to let out the said Premises and the LESSEE has agreed to take on Lease the said Premises on the Terms and Conditions as hereinafter contained.

NOW , THEREFORE, THIS DEED WITNESSETH as follows 1. That the period of this Lease shall be One Years (12 Months) commencing from .January 2012 and ending on . January 2013 2. That the Rent for the said Premises will be at the rate of Rs. (Rupees ) per month subject to deduction of taxes as applicable. The LESSEE shall pay to the LESSOR Monthly Rent every month in advance without any protest or demur on or before the 7th of each English Calendar Month.

3. That in the event of delay by the Lessee for more than 30 days in the payment of rent, the lessee shall be liable to pay an interest @24% per annum on the unpaid rent. In addition, in the event of the LESSEE defaulting or delaying the payment of for 3 months, the tenancy shall be deemed to have been automatically terminated. The due rent shall be payable by the LESSEE along with the 24% interest. 4. That the sum of Rs. (Equivalent to Three months rent) has been paid by the LESSEE to the LESSOR as interest free Security Deposit , which shall be refunded to the LESSEE at the time of vacating of said premises, subject to deduction , if any, on account of damages, rent dues, Electricity, Water and Telephone Bills if any. It is also agreed if the LESSOR is unable to refund the Security Deposit, the LESSEE shall be entitled to retain possession of the Said Premises without payment of any further lease rentals, in addition to an interest @ 24% per month, till such time that the LESSOR does not refund the Security Deposit after clearing all bills and damages. All payments due and/ or payable by the LESSOR to the LESSEE shall be made by pay order/ demand draft drawn in the favor of the LESSEE. 5. That the Said Premises are being leased exclusively for the Residential Purposes for Mr. Suresh Somasamy and his family. That on the termination of the lease the LESSEE shall handover peaceful vacant possession of the Said Premises in the same condition in which the said premises was let out to the LESSEE, normal wear and tear expected. 6. That besides rent , the LESSEE shall regularly pay the regular charges for Electricity (Power and Light) consumed at the said premises in accordance with the bills as raised by the authority from time to time and handover the original bills and receipts to the LESSOR. The LESSEE will pay a fixed amount of Rs. 1500 per months for water charges and cleaning of common area and the LESSEE will pay nothing for any common maintenance or any repair/ electricity for any water pump or any boosting charges. The LESSOR will always make all efforts to ensure that electricity meter is in working condition and the LESSOR undertakes that in any situation otherwise, the LESSEE cannot be held responsible or liable to any fine, penalty, interest levied by the authority, due to faulty, damaged, non-working meter or for charging on average monthly bills, unless the meter has been damaged due to over-loading/ meter has been tempered with / meter seal has been broken by the LESSEE or the occupier. In any of above-mentioned cases the LESSEE will inform the LESSOR of the same. 7. The LESSEE shall ensure not to store in the Said Premises or any part thereof, goods of any combustible or hazardous nature and to take all care to prevent any damage or injury to the building.

8. That the lessee shall not carry out any structural additions or alterations in the Said Premises. However minor additions and / or alterations can be made by the LESSEE subject to the express written permission of the LESSOR in this regard. The LESSEE shall however, be at liberty without any such consent of the LESSOR as aforesaid, to have normal fixtures, fittings and electrical appliances for better enjoyment of the premises, which the LESSEE shall be at liberty to remove or take away on the expiry/ termination of this lease. 9. That the LESSEE shall not sublet, assign or part with the possession of any part or whole of the Said Premises and shall also allow the LESSOR or his agents after giving due notice to LESSEE to inspect the Said Premises at reasonable hours. 10. That the LESSEE shall not change the polish of woodwork or color scheme of the painting of walls. If the walls are showing the damp spots due to rain or seepage from outside, these shall be repaired and painted within three months by the LESSOR at his own cost. 11. The LESSEE at his own cost shall carry out the day to day repair arising out of the normal course of use and minor damages. This also includes electrical repairing and fittings. However, if there is any damages to the electrical wirings inside the walls other than from overloading, short circuit of appliances or misuse of any nature, the LESSOR will attend to the same. 12. That the payment of the property tax or any other Govt. tax, presently or in future, pertaining to the Said Premises, will be exclusive responsibility and liability of the LESSOR. 13. That the LESSEE shall always abide, during the period of lease of the Said Premises, by all rules, regulations, laws and By-laws of the Local Authority including Delhi Municipal Corporation, New Delhi Municipal Corporation, DDA or any other Local Authority having jurisdiction over the Said Premises and Directions if any issued by them, will be promptly complied with by the LESSEE. For any violation of the directions, if any, issued by them, the LESSEE shall bear all consequences including cost of litigation, penalty, fine and resultant penalties. Notwithstanding this, the LESSOR in such circumstances reserves the rights to terminate this Lease Deed after giving one (1) month notice to the LESSEE and tenancy will stand terminated and LESSEE shall handover the vacant physical possession to the LESSOR in a peaceful manner. 14. That this lease shall stand terminated on the expiry of the Lease Period of one Year (12 months) from .Jan - 2012 and ending on .jan- 2013. The Lock-in Period of this lease deed is whole lease period (12 months), in this period neither the LESSEE can vacate the Said Premises, nor the LESSOR can ask LESSEE to vacate the Premises, After expiry of the Lease Deed the LESSOR and LESSEE can continue the Lease Deed of the said premised for another one year (12 months) on the same Terms and Conditions, stated in this Deed, with the Rental Increment of 10% every year.

15. That the Lessee shall enjoy the said premises in such a manner as not to cause nuisance for the neighbor hood and other occupants of the building. 16. The terms of this lease deed shall not be altered or added to nor shall anything be omitted there from except by means of a supplementary in written duly signed by the parties hereto. 17. That the Said Premises is Fully Furnished, maintenance of the Furniture and Appliances is the responsibility of the LESSOR only, the list of the Furniture , Appliances and Fixtures is Attached with this Lease Deed, as Annexure -1 18. Disputes if any shall be subject to the jurisdiction of the courts at Delhi only. 19. In the event of the LESEE or his family members failing and/ or neglecting to remove himself/ herself/ themselves and/ or his/ her / its articles and effects from the Said Premises (hereinafter referred failure to deliver possession ) on the determination or expiry of Lease, the LESSOR shall be entitled to withhold the Security Deposit until the LESSEE hands over vacant possession of the Said Premises to the LESSOR. In such event of Failure to Deliver Possession ,the LESSEE shall also be liable to pay liquidation damages of Rs. 7000/-(Rupees Seven Thousand only ) per day in addition to the existing rent from the date of default until the LESSEE hands over vacant possession of the Said Premises to the LESSOR.

IN WITNESS WHEREOF the LESSOR and the LESSEE have hereunto subscribed their respective hands on the Deed, in the presence of witness on the day, month and year mentioned above.
