WHEN Josh Powell met the woman he would marry, he had a feeling the stars were in alignment. It was six years ago through mutual friends and, as Josh puts it today, he was instantly impressed by lovely Astrid, deciding Gee, shes nice. Time, though, created its magic, bringing the pair together regularly through the same social circle and four years ago they became an item. Now the item is well and truly merged married in late January (as our picture shows) and soon to expand. Town planner great decade, with overall values up over 130 per cent, but I think the signs are therell be a catch-up over the next year, she says. People are now paying $1.2m or $1.5m in Grey Lynn for a home on a small section and with no offstreet parking that, just a couple of kilometres away in a terrific suburb, would cost them $800,000 or $900,000 with a decent-sized section and garage. Astrid knows a bit about family planning as well and a baby is due in mid-August to add to the buzz of their Kingsland home. Josh, a member of the Anne Duncan residential sales team, is thrilled at how the pieces of his life are fitting together and the support hes had from Astrid to make his real estate career a success. He managed to keep his mobile turned off during the wedding day (a real challenge for any quality agent!), but now the honeymoon is over and hes back head-first into selling houses. a further spurt because properties there offer fantastic value. I really do feel that nows the time for Mt Albert, she says. More and more people are coming here for our lovely homes on big sections, great schools and community amenities. And by car, bus or train we are just so handy to the CBD. Interest for bungalows and villas, units and nice family homes is high, she says, but a lack of listings often means its hard to satisfy the growing demand.

A chat with... Wendy Keats
What would others say about you? That Im down to earth, care about others, am a hard worker, love life and am a good laugh. Virtues and vices? Im kind and considerate. Hmm... impatient. What brightens your day? Being able to bring a smile to others What really annoys you? Crooked parking and grey hair. The sad thing is, I do it and have it! The thing youve always wanted to do but havent yet cracked? Touch my toes! One thing youve learned about life and will take to the grave? There is always a reason for people acting the way they do. Who do you look up to who inspires you? My late brother. Brian battled disability but managed to live a normal fulfilling life, overcame the odds and saw good in everyone. He never complained, even though life was full of struggles and pain. Who would you get to share the dinner table of your dreams? My family 30 of us. It would be a feasting, raucous occasion and we would cherish all being together. And what would you eat? Al Brown would cook for us - seafood, seafood and more seafood! My favourite food: Seafood, meat, veges, fruit, grains get the picture I love food. Tipple: A good NZ sav * Wendy and husband Grant have two married children and four grandchildren. She recently joined Anne Duncan after working in real estate on the Shore.
OOD news for local property owners worried that zone changes could be coming at Gladstone Primary school: after a door-to-door survey in Mt Albert, the Ministry of Education has decided the schools zone last altered in 2006 will stay as it is. The survey did not highlight any need to tighten the zone and there is unlikely to be another review for the hugely popular school for some time. Gladstone, with a role of 770 children, has a wide reputation as one of Aucklands finest primary schools and, coupled with Mt Albert Grammar School, has a strong impact on local property prices. AMIE Morrison won two of the key titles at the annual Anne Duncan Real Estate awards night. Jamie was named number one salesperson and number one lister to continue his list of achievements since entering real estate and joining the company just over four years ago. John Covich won the team player award, and other accolades went to Shane Ryder (property manager), Vincent Barnao (number one property manager referrals) and Shelley Naden (administrator award).
TERRIFIC result achieved by consultant Greg Whitta for the 1940s bungalow at 1020 New North Rd, which featured in the last edition of City Fringe Flyer. The property, spread over 1979sq m up a tree-lined right-of-way at the western end of the Mt Albert shops, drew 60 groups at open homes and produced spirited bidding at the Anne Duncan Real Estate auction rooms. Six registered bidders were attracted by the marketing campaign and the property eventually sold for $1.51m $200,000 above CV and reserve. A similarly spectacular result was achieved by consultant Mark Bailey for a renovated 1940s brick
