ARCHITECTURAL GUIDELINES

Exterior Doors
Exterior doors include all front, rear, and side doors to the primary residence on the lot.(1) The objective of these Guidelines is to maintain the character and appearance of the original architectural design theme of the exterior doors to the homes in Heron Lakes Estates as established by the original homebuilders.
Size Color/Finish Harmony of Design Shape Removable Attachments Glazing Exterior door height shall be within the range of 6-8 to 8-0, and width shall be 3-0. The hardwood door stain shall be natural wood color having dark or medium shade mahogany wood grain finish or other approved wood finish. Exterior doors must be in harmony with the exterior design and character of the house and other exterior doors and houses in the community. (2) Exterior doors shapes shall be rectangular in shape with squared-off tops. Removable wreaths and other tasteful decorative door attachments are permitted and do not require ACC approval. Glazing shall be decorative bevel glass similar to design to any of those shown in the attached catalog by Gulf & Basco. Glazing of any sidelights adjacent to the doors should preferably match the glazing used in the door. Storm doors and screened doors that cover the primary entry door are not permitted. To preserve the architectural theme established by the original homebuilders, the primary entryway door shall be made of hardwood with beveled glass. Door hardware shall be in harmony with the architectural character of the door. Brass hardware is preferred. (2) The house shall have a primary entryway with a single or double door. Exterior doors in public view shall be maintained in good condition using a durable marine-grade quality polyurethane sealer. Poorly maintained doors that the Association considers to be an eyesore must be replaced or restored to good condition. (2) Any of the doors manufactured by Gulf & Basco that are shown in the attached catalog are pre-approved by the ACC as front entry doors. (3)

Notes: (1) Exterior garage doors are covered by other Architectural Guidelines. (2) The final judgment of whether the door is in harmony or an eyesore shall rest solely with the ACC. (3) Pre-approved doors do not require the submittal of an Application for Approval to Modify Home or Property (AAMHP).
