Qualifying applicants must demonstrate a total annual household income of at least 40x the monthly rent (up to two persons for the 2 & 3 bedrooms & up to three persons for the 4 & 5 bedrooms). Guarantors must demonstrate 80x the monthly rent and not more than a total of two (2) individual guarantors may combine incomes in order to meet this requirement. The Westbourne Leasing Manager may consider up to three (3) guarantors for the 4 & 5 bedrooms. Please carefully review our application requirements to ensure a smooth process. EACH APPLICANT/GUARANTOR must submit the following within three days of applying: 1. Completed APPLICATION, AUTHORIZATION TO RELEASE RECORDS & a government-issued photo ID 2. Non-refundable APPLICATION FEE of $65.00 PER APPLICANT and PER GUARANTOR via credit card 3. HOUSING HISTORY for at least TWO years 4. BANK STATEMENTS from your checking, savings, and asset accounts 5. TAX RETURNS signed from the current year and last year (first two pages only), including corresponding W-2 form(s) 6. PROOF OF EMPLOYMENT consisting of one item from both A and B. A. EMPLOYMENT LETTER on business stationery stating job title, salary, length of employment and eligibility for, and amount of, any bonuses AND B. Two most recent paystubs. OR Tax returns, 1099 form or W-2 form from prior year. (If employed for less than year at current job, will need to provide 2 years of tax returns AND employment letter). (Note on proof of employment: If your employer uses an automated verification system (such as "The Work Number") you must obtain the receipt from this service yourself and provide it to On-Site. Such services may impose an additional fee.) If you are self-employed, we require income verification for both yourself AND your company: Prior 2 years TAX RETURNS LETTER FROM YOUR CPA verifying both incomes

CORPORATE APPLICANTS must submit the following: 1. Completed CORPORATE APPLICATION & AUTHORIZATION TO RELEASE RECORDS 2. Non-refundable APPLICATION FEE of $150.00 via credit card 3. CERTIFIED FINANCIAL STATEMENT OR 2 years' prior CORPORATE TAX RETURNS (Note: Corporate leases must be guaranteed by an individual.) Signing the lease. When you are notified that your application is approved, within one business day, you must bring to the leasing office TWO separate certified checks, bank checks or money orders for the first month's rent and security deposit payable to: Extell 601 West 137 Street LLC.
