Homebuilding is not dead in Santa Fe


he financial crash has had a devastating impact on the building industry, but in July 2012 things seem to be picking up significantly. Just look at what Anthony Montoya is doing at Vistas Bonitas. Hes overseeing the construction of 71 new houses in the subdivision located south of Rufina Street, about a half mile west of Lopez Lane. We had the first open house on February 14 and we have nearly 20 under contract, he said. The one- and two-story homes are being built by Infinite Ambitions LLC, Santa Fe, for owner Nicholas Montoya. Prices are from $185,000 to $205,000. Features Anthony Montoya pointed out inside a threebedroom, two story house included granite countertops in the kitchen and bathroom, tile floors, and a radon-venting system. The garages are fully insulated; theyre using plastic mesh under stucco to prevent cracking; thick insulation in the 2x6 frame construction for a low HERS rating; and long-lasting clay-tile roofs. According to the Vistas Bonitas marketing materials, a single-story Taos model is $185,000 and you need about 7 percent ($12,729) to close, and your monthly payments will be just $839. For the two-story Pecos model, closing costs amount to $14,799 for monthly payments of a little over $884. These are for conventional 30-year, fixed-rate loans through Community Bank; FHA loans are also available to qualifying buyers. Looking at established subdivisions, Patrick Thomas, qualifying broker for Rancho Viejo Properties LLC, said there are now four homes being built by Estancia Homes LLC in the La Entrada neighborhood of Rancho Viejo. Then we have four more were ready to get permits for. Things have definitely picked up for us, he said. Univest, the new owner, is spending over $600,000 on landscaping for La Entrada, which has seen 117 sales so far. Homes there range from 1,316 square feet to about 2,800 square feet, priced from $219,000 to about $385,000. Rancho Viejo, where more than a thousand homes were built since sales opened in 1998, has gone in for only about 15 building permits in the last year. At La Pradera, another large, south-side development, the number was 22, and developer John McCarthy, La Nueva Querencia, and builder Joe Boyden plan on going in for another 16 permits soon. Right now we have a three-bedroom home at 1,308 square feet for $229,900 and we go up to 1,856 square feet for $349,000; thats the one that won the Parade of Homes last year for Best Design Under $500,000, McCarthy said. We also have a program with The Housing Trust, some really good soft seconds at La Pradera, for buyers that qualify. In town, Chapman Homes recently sold both of its model homes in The Plazas at Pecos Trail and has four lots left there. Prices range from $485,000 to about $695,000. We also just finished a new, custom-built, presold house in Pion Bluffs [north of Zocalo] and were getting ready to start on another, Beverly Chapman told Home. Those

are about $700,000. And we will do two in Las Campanas that will be closer to $800,000. The land for a new Chapman project called Casas Bonitas, 49 lots on eight acres off Rufina Street, she said is just sitting there, because the banks wont loan us any money to do the development. In the massive southside Tierra Contenta development, The Housing Trust is planning a 24-lot subdivision off of Plaza Central. James Hicks of the Tierra Contenta Corporation said approvals are in process for a commercial center at N.M. 599, where the state will build an overpass and intersection with an extension of Jaguar Drive. We have two subdivisions, about 20 lots each, in there, one for The Housing Trust and the other for Habitat for Humanity. Homewise is almost one third into its Rincon del Sol project in Tierra Contenta. Development manager Rob Gibbs said there are 38 lots and 11 have sold so far. The organization plans to get going on another project called Las Palomas there this fall. The 50-home Homewise development Old Las Vegas

Place has only four houses left. Construction is winding up on the final house there. And at Pion Ridge in Las Estrellas on the north side of SantaFe, Homewise has 11 presales. Thats 39 lots and were building the model home now, which will be ready for the Parade of Homes in August, Gibbs said. Also in Tierra Contenta, the Santa Fe chapter of Habitat for Humanity is busy near the west end of Jaguar Drive. Thats El Nido, an eight-townhouse project, said Keith Williams, Habitats finance director. We have four under construction and we hope to have the second four completed next spring. Centex Homes, a division of the nations largest homebuilder, Pulte Homes, secured more than 80 building permits for Santa Fe projects during the past year. The two its working on at present are Colores del Sol, near South Meadows Road and Rufina Street; and Villa Sonata, off Governor Miles Road. For Colores del Sol, the buildout is about 200 units and we have about 60 houses left, said general sales manager Wade Messenger. They range from $179,000 for 900 square feet to about $220,000 for 1,900 feet. Then at Villa Sonata were doing about 130 houses, prices $230,000 to $320,000 for between 1,500 and 2,500 square feet. Groundbreaking for the Plaza Bonita development at the corner of Galisteo and San Mateo streets was held in 2006 and it has been moving ahead, slowly, with 40 of the planned 65 houses still to build. Interest seems to have picked back up, said Aaron Borrego, listing broker with Borrego Construction Inc. Weve put about five houses under contract in the last couple months. They start at $329,000 for a house of about 1,325 square feet. Condominiums began selling in 2002 at the Ricardo Legorreta-designed Zocalo project. Moo Thorpe, Sothebys International Realty, reports, Everything is on hold. Were just waiting for more momentum in the market. We just have two units left that were marketing for the developer that have high ceilings, two bedrooms, and are very stylish. Theyre about 1,108 square feet and are marketed for $225,000. The buildout figure at Zocalo is 325 and about 190 have been completed to date. South of Eldorado, developer Mary Ann Stickler and builder E.J. Jennings are plugging along at the 29lot Rancho San Lucas. For the past few years, theyve been taking turns building a spec home and a presold for someone who saw the spec home and wanted one like it. His homes are what Stickler described as soft contemporary design. Jennings was set to begin on the 10th house there this month. It will be about 2,200 square feet and under $450,000, said Pam Preson of Barker Realty. And Mary Anne is coming back into building after a five-year hiatus. She will do a spec house in Rancho San Lucas, more of a classic Santa Fe style with all high-end finishes. This will be 2,200 square feet and priced at $535,000. It should be ready in September.

Property management: a few tips


Now that you have an investment property, how does it begin to earn money? Real estate may sound like passive income, but managing property requires time and money. Cleaning, repairs, and improvements may be needed before marketing begins. Tenants must be screenewople, contacts in the professional trades, and accounting and collections professionals. You may prefer to hire a property management firm which can handle all aspects of your investment, including soliciting and screening tenants. Property management firms can also be very convenient at tax time by providing accounting statements that detail income and expenses. Of course these services come at a cost and must be factored in. Fees vary, based on the scope and quality of the services provided and by location, property type, condition of the property, or the number of units or homes under contract. Some charge flat rates while others ask for a percent of rental income. When evaluating property management firms, make sure youre conducting a true apples-to-apples comparison. Some companies, for example, include administrative services in their management fees while others tack this on separately. Leasing fees (the cost of finding and screening a tenant) may also be a separate service. But some investors prefer to have it included in a general management fee on the rationale that it creates a stronger incentive for a property management firm to find long-term tenants. A good tenant who pays the rent on time, takes care of the property, and renews the lease one or more years is ideal. Investors understandably feel a sense of urgency to fill vacancies. But failing to carefully screen prospective tenants can trigger much bigger problems than a small delay in generating rental income. Tensions with a deadbeat tenant could lead to property damage and, in some cases, eviction difficulties. How to screen tenants? The most important steps are talking to prior landlords, verifying their current income, conducting a criminal background and evictions check, and doing a credit report. You may be interested in using MySmartMove.com, a web-based service from TransUnion that provides credit and criminal background information. Landlords initiate the screening process, determining who pays the fee (either $25 or $30, depending on the depth of the reporting), then an online application is e-mailed to the prospective tenant. Warren Sacks honored in national mag


his spring, the editors of Realtor Magazine announced that Barker Realtys Warren R. Sacks was named to the 30 Under 30 Class of 2012. Sacks, who has been with Barker Realty for seven years and is currently vice president, was among those recognized for excellence in the categories of business management, leadership, sales, or community service. He sits on the Santa Fe Association of Realtors board of directors and is an alternate on the Realtors Association of New Mexico board. He was previously also on the local board for Big Brothers Big Sisters. Barker Realty president David A. Barker mentioned Sacks fighting spirit in comments about the honor in Realtor Magazine, the official magazine of the National Association of Realtors. The downturn in the real estate market brought out the best in him. Warrens leadership contributed substantially to Barker Realtys more than doubling their sales over the past two years. Home|Santa Fe Real Estate Guide interviewed Sacks at the companys headquarters in the Santa Fe Railyard. These are tough times. They are. Every deal we see is challenged. Now that were starting to see some improvement in the market, we see buyers thinking theyre going to get everything they want, and sellers are holding firm. The dynamics are fascinating. For a year or two after the crash, brokers were complaining that sellers had unrealistic prices. Now theyve made those adjusments and they dont think they need to come down further. Is that still a problem? Well, believe it or not, 9 percent of sellers still reduce their prices every two weeks. The numbers weve been most focused on recently are for inventory. Theres around 1,400 homes for sale in Santa Fe County and it was over 2,600 five years ago. Thats a real positive. Lets talk about you. Where you were born and raised? Here in Santa Fe. Im a Santa Fe High School alum and then I graduated from Elon University in North Carolina. Why there? At 18, I wanted to get as far away as possible. What was your major? It was history, but I tell people I got a major in partying and a minor in history. And your path to Barker? Ten days after I graduated, I came to interview here with David and Lisa. I showed up in my nice coat and tie and they said you look very professional, but we need you in jeans and a T-shirt. I spent my first two weeks here cleaning out the basement. Thats what they hired me for. Then I was receptionist for two or three months before I got my real-estate license.

Botswana, but I did do a bungee jump at Victoria Falls in Zimbabwe: a 333-foot freefall. Thats insane. Im all about adventure and being uncomfortable. Its how far can you push yourself, personally and professionally, whats possible versus what in your mind you tell yourself is possible. I guess Im traditional and at the same time very untraditional. We try to think outside of the box and try not to let the industry dictate what can be done. We have a continuing problem in our banks, including not allowing for a perhaps better situation in Santa Fe. Lending tightened and there has been no loosening at all, although I think Century Bank, Los Alamos National Bank, New Mexico Bank & Trust, the local institutions, are a lot more reasonable. Its the giants out there, which dont have an intimate knowledge of Santa Fe, that are dictating things. Also I think our credit unions have more flexibility than anyone else. the Queen looks younger than Beatle Paul!


Darlings, Wednesday is Independence Day, and I usually look forward to shooting off at least a few bottle rockets, but this years ferocious fires have certainly dampened my desire. (Dont misunderstand me, Cream Puffs, I still have desire in my heart for other dangerous activities, like wearing my heart on my sleeve, or putting my foot in my mouth, but this season playing with fire is off limits.) I have some friends whose house was counted in the 225 homes destroyed by the Little Bear Fire that charred 59 square miles outside of Ruidoso. I dont know any of the trout personally, but I do know that thousands of them are being relocated from their streams in the Gila to a fish hatchery in Northern New Mexico in an effort to save them from the damaging aftereffects of the raging fire in the Gila Wilderness. These are very sobering events leading into a dry summer. So... my advice to my Little Firecrackers this holiday: skip the fireworks and enjoy the day for its original intent, a day celebrating the approval of the Declaration of Independence on July 4, 1776. Speaking of England (and our independence), where were you during the four-day celebration of the Queens Diamond Jubilee? While I was watching the celebration unfold on the TV in my living room, my friend, Tori Warner Shepard (City Different Realty) was watching with her husband, David, and friends on a British ship embarking on a two-week Baltic Cruise. Kittens, I think their TV screen was bigger than mine. (And Im so embarrassed that I dont have a Media Room.) Anyway, while watching one particular shot of the Queen smiling at the audience with the entire cast of the Diamond Jubilee Concert behind her, both Tori and I couldnt help but notice that the Queen, at 86, seems to look younger than Paul McCartney, at 70. Heres another age and celebrity thing (while were on the subject). Maybe its just me, but Im thinking that Madonna is maybe too old and sinewy (enough yoga and macrobiotics already!) to be flashing her old and rather uninteresting right breast on a stage in Turkey, of all places. I dont think she understands that she once was edgy, but that was a long time ago. As the song says, That was yesterday...and yesterdays gone. Back to today and speaking locally instead of globally, Jim DeVille (formerly Barker Realty) has returned to Sothebys. I caught up with him when he and his partner, Scott Roby, were checking on a gigantic redesign/remodel project in Las Campanas that Scott is doing. (I say gigantic, but I know that size is relative, so if you want to know exactly how big, Possums, give Scott a call.) Jim said he had a great time at Barker Realty, but hes glad to be home. This time, hes at the Sothebys Washington Ave. office, which makes me realize his motivation: he missed the Santacaf. After an almost 18-year hiatus, Jeanne Boyles has returned to the world of real estate and is working with her friend, Donna, at Donna Elena Saiz Real Estate Group. The people at The Santa Fe Opera (where Jeanne was the housing manager, etc. - a very big etc. - for many years) cried when she left, and theyve probably had to hire at least three people to take her place. Jeanne, who lives near Shidoni Foundry in Tesuque, moved here in 1970 and met her husband, Norman, at a party at the late but legendary Winnie Beasleys Tesuque home, where Winnie was entertaining her guests by playing a lowdown style of music on her gutbucket. he colorful profusion of flowering plants on this property represents an accomplishment of many years that approaches or perhaps even embodies the poetic. And the house is no slouch, either. Originally built in 1960 with guidance from the architectural team of John McHugh and Wayne Lloyd, it has been greatly expanded by the second owner during her three decades here. Large apricot and other mature trees shade the central landscaped area of the circle drive in front of the house. In the entry courtyard is a river of matte-finish, cobalt-blue glass rocks running through lush plantings. The main house, which is located in the Museum Hill area, started life at less than 2,000 square feet. Now, as the result of a series of additions, it is more than 9,000. The abode in the wintertime is warmed by multiple fireplaces. Theres even one in the foyer; the space also is graced with cutout nichos, allowing enjoyment of the art pieces therein both in the foyer and in the dining room on the other side of the wall. The elegant living room has viga ceilings, a built-in library wall, a wet bar, and a handsome, carved-wood fireplace. A garden room accessing the outdoor areas is comfortable with fireplace and a plethora of cabinets bearing Peasco-design cutouts. The kitchen has brick-tile floors and countertops of Brazilian granite, including on the substantial island that holds a six-burner Viking cooktop. Other equipment includes a pair

of Sub Zero refrigerators and a Dacor double oven. The cabinets are Wood-Mode with custom fronts by the owner, lending an easy country ambience to the food-preparation area. The master suite was designed with two bathrooms, his with walk-in tile shower, hers with oceans of counter space, a big spa tub, separate toilet room with basin, and a wet bar. A door in the master suite opens onto one of the courtyards, rampant with healthy plant specimens in an amazing variety, a few examples hostas, peonies, poppies, columbines, foxtail lilies, hollyhocks, lobelias, daylilies, delphiniums, dianthus, and roses. The mature trees include aspen, cherry, white Japanese peach, redbud, and evergreens. There are also beautiful lawn areas, an arbor of grapes and large-flowered clematis, and a dense raspberry patch. Theres even a stand of bamboo, providing canes for use as garden stakes. Everything has been planted organically and its all on a drip-irrigation system with timer. A stream, two ponds with waterlilies, a waterfall, and a small stepbridge comprise the major water feature near the front of the house. There are three guest outbuildings: Pion Cottage with two bedrooms, full kitchen, and a dedicated courtyard; the more contemporary Rose Cottage; and the Barn Casita attached to stables. Horse pastures and stables were in use until recently. There are, indeed, multiple lifestyle possibilities on this 4.76-acre property. There are two different worlds here; this one relates to Northern New Mexico ranch, said Realtor Marilyn Foss. An Eastside adobe transformation


As we entered for the first time into this old Eastside adobe duplex, the dismal walls called out for HELP! The duplex consisted of two separate units totaling about 1,200 square feet and sharing a common adobe wall at the heart of the property. The owners ultimate goal was to reconstruct it into a single-family home that she could enjoy living in and welcome family and friends into a warm, inviting space. Understanding the lifestyle of the client is the key to creating the design story of this progressive change. Focusing on the proposed kitchen in this article, you will witness a vision and natural progression for the interior design and how it came alive. When thinking about transforming a small space, it is imperative to utilize every bit of square footage in a meaningful way. Also considering the uniqueness of the space takes into account what may be the best part of the transformation. In this case a dark closet was transformed into a lovely and light pantry passage loaded with smart details and function. The designer had to discover the owners lifestyle and aesthetic to thoughtfully form the groundwork required to create a functional and naturally charming space. Keeping a simple yet Before distinctive design style and carefully appointing design details was very important in collaboration with the owner of this small and efficient kitchen. Note the unique and purposeful design details: 1. The previous garden window was old, and clearly an eyesore both exterior and interior. It was replaced with a unique window that had enough depth to float potted herbs on glass shelving, creating a fresh, natural focal point at the kitchen sink. 2. Next the designer selected a shimmery glass tile to update and calm the space, bringing in a water element and a unique play against the soft warm undertone of the diamond-plastered walls. The two materials complement each other in a unique and fun way. 3. Reclaimed barn wood was selected for open shelving to add texture, warmth and character without cluttering the space with upper cabinets. 4. Distinctive black iron brackets supporting the old barn wood became one of the biggest little details that in the end had added a bit of drama, creating an edgy contrast against the soft plaster tone without being too heavy. Rates at 3 percent and lower?


The mortgage rate I am addressing is the 30-year fixed rate at an incredible rate of 3 percent without points and very low closing costs. Is this possible? Lets look at two competing economic scenarios for the key to the future of mortgage financing. The United States, Europe and the rest of the world have never experienced the reduction of interest yields that we are now seeing. U.S. Treasury yields are currently at record low levels as a result of a flight to quality - as uncertainty spreads, investors place their investments in financial instruments that they believe have no possibility of failure. The Treasury market is indeed that safe location for the worlds money. Think about it. As more and more is invested, the price of the Treasuries go up and the corresponding yield declines. The 10-year Treasury has reached the lowest point in decades at a 1.50 percent yield. That means investors would rather accept a return of 1.5 percent than risk their money in stock holdings or any European government bond. This first idea, Scenario I, suggests that the 30year, fixed-rate home mortgage will fall to 3 percent because its relationship is normally 2 percent above the Treasury yield of 1.5 percent. Remember when the 10-year Treasury bond was at 2 percent or higher just a year ago and the 30-year, fixed-rate mortgage was at 4 to 4.5 percent? If the Treasury goes to 1 percent, can we expect a 3 percent mortgage? Who can say? Scenario II is different in that it suggests that in the near future the U.S. economy will begin to expand. The job market improves and consumers begin to spend with confidence, which will divert investment dollars back into the U.S. stock market. If and when this occurs, the flight to quality will reverse and as Treasuries sell the yield will increase. At this point, home mortgage rates will begin to increase. In Scenario II, a renewed fear of inflation will begin adding more reasons for higher interest rates through adjustments to the Federal Reserve policies. Actually, Scenario I and II are both valid but can occur at different times. When Scenario I runs its course and Treasuries become fully invested by the worlds money managers, then the stage is set for Scenario II to possibly begin. Worldwide investments are now seeking this equilibrium for Scenario I. Even gold is being sold along with stocks to invest in the safer U.S. Treasuries. When enough European and other foreign assets are sold and re-invested in Treasuries, an equilibrium will be reached. The equilibrium point will determine the lowest level for our home mortgage rates. Most of us thought 4.5 percent was the lowest we would see the 30-year fixed

rate. Then, we thought 4 percent was the lowest and now maybe 3.75 percent is the lowest. The cumulative effect of billions of financial decisions will place all of us at the equilibrium point between Scenario I and Scenario II and determine that low point for our home mortgage. Drought, emergency planning


As part of our work on the Water Conservation Committee, Doug Pushard and I have compiled a chronology of the emergency water ordinances the City of Santa Fe has enacted and amended. Emergency water regulations were approved and enforced in 1996 and have been amended several times. Prohibited watering times have changed from 8 a.m.-7 p.m., 10 a.m.-4 p.m. to 10 a.m.-6 p.m. (current ordinance). And surcharge intervals have changed from May-August to April-September (current ordinance). In Ordinance No. 2000-30, the surcharges were actually called drought emergency surcharges, a term not currently used. In some ordinances, it was specified that all officials and employees of the city water utility were vested to enforce the regulations. Penalties and fines were also specified. During the droughts of both 1996 and 2002, the ordinances consisted of four stages. A fifth stage was approved in 2002 but later rescinded. Now we have effectively three stages, including the non-emergency or normal regulations permanently in effect. Not surprisingly, the most precipitous drops in consumption (from 168 to 134 gallons per capita per day, or GPCD, in 1996 and from 139 to 115 in 2002) occurred when mandatory watering restrictions were imposed. Since about 2005, the water-use curve has been relatively flat, with usage going up by one gallon to 105 GPCD in 2011. The next phase of our due diligence will include quantifying the drought conditions of those two summers and comparing the water available (both rainfall totals and surface water stored in reservoirs) then to the same parameters now. What has really changed in the supply-and-demand equation is the citys access to San JuanChama Project water and Rio Grande water via the Buckman Direct Diversion project, which started supplying this water for city, county and Las Campanas use in January, 2011. Without access to BDD supply during the summer of 2011, I think it is safe to say

that Santa Fe residents would have again experienced emergency regulations. Under the currently operative Ordinance No. 2006-53, landscape watering is prohibited from 10 a.m. to 6 p.m. from May 1 to Oct. 31. Odd/even restrictions have been eliminated, but watering a maximum of three times per week is recommended and is probably more than adequate for plants. If you are currently watering on an odd/even schedule, and three times per week, please continue! Watering restrictions were not imposed in 2011 because the ordinance trigger levels (measured in terms of the ratio of supply to unrestricted demand) were not reached. Assuming (hopefully) that there are no catastrophic events, it is highly unlikely that there will be mandatory restrictions this summer, as the ordinance provides only for emergency conditions with Warning - Orange and Crisis - Red implementation stages. Despite our great progress in water conservation, including voluntary usage reduction, we must keep in mind the risks of potential disruptions of our supply through force majeure occurrences including earthquakes and forest fires. Our current emergency water regulations are intended to address catastrophic conditions, but we need to focus our attention on policies that have historically led to the greatest success in reducing water use in Santa Fe during drought conditions. Thinking like your customers


Today, your customers are using social networking to find businesses and people they know, like and trust. They want to interact with you and learn more about your services and products. Given the way more and more people use smart phones and tablets to research and connect, they will be searching for you, your brand and company online. The odds are they want to find more than your marketing website. They want to connect with you and have a conversation. When you begin to think like your customers, you will see that doing business today is all about providing information and managing expectations by having conversations. Your customers are online. The missing link is how are you there to help them? Most business people know to never leave home without those business cards. Why? Business cards have always been the tool for networking. You know the story: you are at an event or even in a long line at the supermarket, and you engage in a conversation. If you are in sales, you will offer a business card with the hopes of establishing a future business relationship. At the same time, your competition is also engaging in conversations. opportunity is to pull in customers by connecting in a two-way conversation. They no longer want to fill out a form on your web site or give you their address to send them a brochure in the mail. Next, focus on providing content and useful information to your target market. Add your social networking address to your website, blog, business card, newsletter and email signature. In other words, integrate your social touch into your marketing. Third, listen to what people are saying about your industry, products or services and join in to their conversations. Annual home and garden tours set for July 24, 31


matador outfit that belonged to the famous Spanish bullfighter Manolete is one of the highlights of this years Behind Adobe Walls home and garden tour offered by the Santa Fe Garden Club. People that live here have interests that are so diverse, said the clubs Janet Zlatoff-Mirsky. A couple of the houses have amazing art collections, including Russian paintings and Spanish reliquaries. Homeowners collections frequently also feature pottery and basketry. The tours take place on Tuesday, July 24, and Tuesday, July 31. Each day, tour participants visit four locations. None of the featured houses for 2012 have been on the Behind Adobe Walls tour before, according to Santa Fe Garden Club member Revana Augustson. Historic homes on the Eastside often are part of the tour offering, but participants see houses done in a variety of styles. Two of the homes on the tours were designed by their owners, who are professional architects. Many of the gardens have interesting water features. One has a waterfall and one has a huge fountain with, on the outer perimeter, a labyrinth, Augustson said. The cost of the Behind Adobe Walls events is $75 per person, per tour. The day begins with an optional 11:15 a.m. lunch at Hotel Santa Fe for an additional $20. (Call 505-982-1200 for hotel reservations, and mention Code 10D1XV.) The hotel also has a featured Garden Boutique by club members on the tour days. Each tour begins with buses loading at the hotel at 12:30 p.m. and ends at 4:45 p.m. The Santa Fe Garden Club also offers its Pequeno Tours to small, private groups between mid-April and mid-October. These excursions of three or four hours focus on up to three residences. The Pequeno Tours are $45 per person and can be arranged for a minimum of 10 people. Groups must make their own transportation arrangements. All tour proceeds benefit the clubs education, beautification, and conservation projects. These include the courtyard garden at the New Mexico Museum of Art, the ethnobotanical garden at the Museum of Spanish Colonial Art, and a stretch of the Santa Fe River. Jumbo mortgage markets coming back


A friend shared with me that he had never dreamed he would be able to own a home on Tano Road with a 30-year, fixedrate loan of $600,000, paying about $3,000 a month for principal and interest. Now he does. Jumbo mortgages have started to make a comeback, with lower rates and higher loan-to-value ratios available. FDIC-insured banks are offering home loans of up to $1.5 million with as little as 20 percent down for creditworthy borrowers with full documented income or assets that can be pledged from financial institutions. Jumbo loans in Santa Fe begin above $417,000 with annual percentage rates (APRs) for adjustable-rate mortgages around the high 2s to 3s. Borrowers should expect 15-year fixed-rate APRs to be in the mid-3s and 30-year fixedrate APRs in the low to mid 4s. Wall Street coined the phrase smart money to describe buyers who buy stocks after significant market corrections. The same has occurred with real estate as the smart money equivalent - the cash buyers - has been purchasing real estate. Now with mortgage rates continuing to drop, mortgage loan applications have increased significantly for home purchases. Smart money also sees the value of borrowing versus paying cash. A home loan near 4 percent after tax equals around 2.875 percent for a 28 percent tax-bracket borrower. MSN Money.com Case Shiller reports the following returns on investment from January 2010 to April 2012: Dow Jones up 20.8 percent, S&P up 1 percent, NASDAQ Down 21.7 percent, real estate up 35.5 percent. Talking to local Santa Fe brokers reveals the same trend. For the Eastside jumbo market, Ann Brunson of Sothebys Real Estate says, Sales are up in this area. In the last six months, 23 homes have sold. In June, 116 are on the market, ranging from small condos to large homes. It is truly still a buyers market. The recovery in the Eastside market is happening. Everyone we meet wants to be near downtown where the action is Susan Hadley, president of Santa Fe Realty Group, shared this observation: It is interesting to note that in the Northwest County (MLS Area 25N) next to but not in Las Campanas, 16 homes have sold in the last six months, ranging in price from $400,000 to $1,550,000. On the average, these homes actually sold for 94 percent of their asking price. This is very good news for our market, as it indicates that sellers are being more realistic with their current listing prices. Less time on the market is a positive sign. Liz Sheffield of Keller Williams adds, If youre looking for value, my research indicates that clearly NOW is the best time EVER to purchase, including in Las Campanas. Coupled with the lowest interest rates in history, the average $/square foot is down 32.6 percent since 2008 and factoring in the recent longterm investment made by [Dallas-based] Cienda Partners, if youre looking for value, this is it.

Santa Fe Water Gardens now on main drag


he 4-foot-diameter silver sphere fountain at the corner of Cerrillos Road and Third Street has caught many a drivers eye in the last few months. Many have stopped by to see whats up at Santa Fe Water Gardens. The Santa Fe company, more than 25 years old, opened at its fourth location in March. The building that was formerly Luis Auto Sales office is newly vibrant with colorful exterior mural work by John Santos. During a recent visit, Santa Fe Water Gardens Eric Gutierrez talked about what a gas it was watching Santos create the artwork using only a spray gun. The colorful Japanese carp known as koi figure prominently into his murals. The business sells the smallest butterfly koi for $50. Prices climb up to a few hundred bucks for one of the really big charlies. Of course, theyre reputed to live more than 200 years, so thats probably a bargain. Longtime Santa Fe Water Gardens customers were used to choosing their koi from the many constructed ponds at the previous location on Agua Fria Street. The fish are kept in containers at the new location, but there are plans to get them into ponds in the future. We have less space and less inventory than we did at Agua Fria, but we will be doing landscaping and ponds in the front, Gutierrez said. We want to do a black fence similar to the one at Santa Fe High School, and also a greenhouse for our fish and our aquatic plants. Store manager Jason Romero added that they would be building streambeds and waterfalls in the large area in front of the showroom, but Right now its a tight budget. The bread and butter of Santa Fe Water Gardens is building ponds and other water features, and doing maintenance on them, and selling rock fountains. The front lot along Cerrillos is bordered by boulders mossrock from the Las Vegas area. A common, affordable water-garden strategy is to have one of these boulders, which has been converted to a fountain with a drilled aperture, installed in a basin. That can be enhanced with streambed, waterfall, and pond features. The prices for these options range from about $700 to $3,000 and up. Fountains are installed in an underground basin, and you can convert it to rain catchment, connecting to your canales and rainwater storage, Romero said. So instead of sitting stagnant, water is circulating through your water feature. Speaking of stagnation, part of the Santa Fe Water Gardens mission involves water chemistry. Filtration is very important when youre dealing with a captive water supply. It might be moving, recirculating, but if your pumps and filters arent properly sized and maintained, the water can still get funky with nitrates and nitrites and ammonia, the same as an aquarium inside the house, and that can be deadly for your koi. Our water security: time to reset bar


Santa Feans have a big reason to be proud. We consume an average of about 105 gallons per capita per day (GPCD), one of the lowest numbers in the country. For comparisons sake, Albuquerque residents use about 169 gallons and folks in Phoenix consume about 185 gallons. We used to be up around 168, but through education, regulations, incentives and participation by everyone, including developers, Santa Fe has lowered its water consumption dramatically. As members of the Santa Fe Water Conservation Committee, Stephen Wiman and I have been giving water conservation presentations in and around Santa Fe. Water conservation and energy conservation have been proven to be much cheaper than finding and developing new sources. Santa Fes longrange projections show we have enough water to cover our needs at present, but that well need additional water in the future. Projections also suggest that if we can reduce our water consumption from to 85 GPCD, we can live with our current water supply for 40 years or more. We got down to 105 through a wide range of programs: education, rebates, requiring builders to bring water to the table for new developments, the citys very successful toilet-retrofit program, active participation by a large percentage of our residents and businesses, and enactment and enforcement of water-conservation regulations. To get to 85 GPCD, the city m ust take additional steps, perhaps including adopting programs that have proven successful in others cities. There are many simple ways to move us in the right direction. We could allow toilet flushing with rainwater or greywater instead of flushing our toilets with drinking water. Many water-wise cities allow this today Austin, Santa Monica, Berkeley, Atlanta, and Albuquerque, to name a few. Flushing toilets is our top indoor water use, estimated to be about 26 percent. Eliminating this crazy use of drinking water costs us no new taxes, provides economic opportunity for green businesses, and would save a tremendous amount of drinking water over time. Second, we could require installation of water-saving irrigation controllers with all permits for new buildings, landscape, or irrigation. These devices automatically stop watering right before, during, or following rain. Many of us have seen sprinklers running right after a rainstorm. Preventing this accidental watering just makes sense, and it only costs a few hundred dollars. Landscape watering is estimated by the city to be about 44 percent of our peak summertime water use. The newer controllers are estimated to save up to 50 percent of our outdoor water usage. They save money whether we live here full-time or part-time; they work on our behalf year-round. Solutions such as these wont have any impact unless the city mandates them. Mandates level the playing field, while at the same time making sure we are doing the right thing for our future and our childrens future. We live in a droughtprone area. We must lead, be pro-active, and not wait to react to a catastrophic

situation. There are low-cost solutions for our water needs now and in the future. There are also high-cost solutions. The choice is ours. Our 20-year-old company, Santa Fe Permaculture, recognized a while back that easily accessible satellite imagery would change the land-development industry forever. Heres how to use it: 1) Enter your address. 2) Zoom in close. 3) Sketch the perimeter of your roof[s] (or any impervious surface) With your last click, an estimated number of gallons will instantly pop up at the bottom-left side of your screen. This shows you how much precipitation could be harvested from that surface in an average year. Here in Santa Fe, a 1,000square-foot roof sheds about 7,500 gallons annually. Why not consider turning this resource into healthier edibles, bigger shade trees, and more native plants? Seven-thousand, five-hundred gallons is a whole lot of extra biodiversity and sustainability for your local watershed. Unfortunately, roof runoff is usually considered a waste product in our culture. Ever since reasonably clean groundwater, surface water, and municipal-system water became easily accessible, roofwater as well as runoff from roads, parking lots, and other slopes has been seen as a nuisance to get rid of rather than a resource to collect and redistribute. What is worse is that too often roof runoff results in soil erosion as previously pure stormwater picks up every manner of polluting particulate, which delivers a highly contaminated concoction of mucky gunk downstream. It doesnt have to be like this. Yes, were in a drought. Yes, theres global warming. Yes, our forests are burning up and our small, local farmers sometimes struggle. But now, at least we can easily begin to reverse the trend of wasted runoff because we can better visualize the potential of precipitation and with a few clicks of a mouse act to save and effectively use rainwater.
