Concept 1
Inspiration: Evergreen Forest
In ancient times, Ho Chi Minh Citys original name was Prey Nokor, which in the
local dialect of the epoch bore the meaning of Forest City. This is believed to be
due to its dense and rich evergreen forests at the time. In turn, the word Saigon
also referred to the rich and tall vegetation of Ho Chi Minh City.

In reference to the origins of Ho Chi Minh, the design of the new building embraces
this idea of the emergence of Trees, among the Forest City, which is Ho Chi Minh.

The design of the vertical elements, and elevation expression is reminiscent of the
verticality and truncated juxtaposition of the trees in the forest. The filtrated light
through the tree trunks and branches emanate a sensation of layered, filtered
brightness.

Symbolism of the evergreen trees is notation of Longevity and Sustainability.
Introduction

The SABECO World Trade Center project is a mixed-used complex tower to be
situated along the scenic Saigon River, and facing directly the Me Linh Square with
the Tran Hung Duc statue.

The design program consists of a commercial and entertainment center, with
grade-A international standard offices, a 6-star hotel and high class apartments.

As our design objective we aspire to meet the requirements of fulfilling needs of the
design and providing the best solutions to attain Connectivity and Harmony, Luxury
and Efficiency and achieve in building a new landmark tower at the center of Ho
Chi Minh City center.

As an oasis in the midst of the concrete city, this building stands out as an
architectural hideout amongst the busy streets of Ho Chi Minh City.

The building itself is formed of a configuration of 3 towers. The atrium space is
symbolic of a forest being surrounded by 3 tall trees. The 3 urban trees protect
an area which forms the main atrium of the commercial galleria. This forms an
unexpected urban oasis under the shades of the trinity of towers.

The trickle of light protruding from the slits between the towers are reminiscent of
the beam of light sipping through the tangle of branches and leaves.

The planning of the building masses are the result of a breakdown in scale by
division of the towers. The design takes into consideration the relationship of the
site with the surrounding urban fabric and harmony with the surrounding. The use
of the concepts of the tree and nature also implies consciousness to the
environment and ecology.

The design strives to provide the most glamorous and elegant in design to
befit with the class of the high grade of the facility. Design takes into
consideration the use of durable and high quality materials. At the same
time, displaying richness and stylishness, the design of the spaces uses
natural features to produce dynamic yet comfortable spaces.
Concepts of interior design and landscaping uses natural elements such as
water, trees, greenery, and natural light.

As nature being the main theme of our design, consideration for the
environment is also a prime design element. Eco-friendly recyclable
materials and systems to provide for energy conservation are both
important factors to our design philosophy.

Site Location and Site Analysis
Site Analysis

The site is located in the central Dong Khoi Area in Ho Chi Minh
City, on the busy shopping street Hai Ba Trung, along the scenic
Saigon River, and facing directly the Tran Hung Duc plaza.

The site is mainly surrounded by commerce and hotels with mainly
low rise building and several buildings ranging from 10-20 storeys.
Residences and several office buildings also occupy the area.

Circulation Diagram

The circulation within the facility is designed to be the
most convenient and functionally logical for its complex
program
.
The building geometry is divided into 3 towers serving
the individual programs, therefore, circulation is also
clear and do not cross over each other.

The following diagram shows the main accesses to the
perimeters and each functions designated circulation
routes.

Circulation & Transportation Diagram
In case of emergencies, users can escape from all sides of the
building to the outside.
Service, delivery and staff parking are located underground, where the user can
proceed to upper floors using the designated elevators.
Users of the hotel and conference halls who travel by car of bike can be dropped off at
the turnabout in front of the hotel entrance, or can proceed to the underground parking
accessible from the rear end of the site.
VIP users to attend conference at the hotel can use an underground route and an
exclusive elevator shaft.

The office enters from the lobby on the ground floor
and ascend the exclusive elevator directly to the

COMMERCE ZONE
The commercial zone of the building occupies
the lower 10 floors of the facility. Access to the
commercial is possible on 3 sides of the side.
Circulation between the floors are connected
by escalators and elevators which also access
the conference area on the 9-10

floor.
The building function is logically planned as 3 towers to house the main 3 functions of the facility. In consequence, the security of the
different zones are ensured since the circulation are separated in their respective towers and each by different elevator banks.
RESIDENCE ZONE
The tenants of the residence condos access via the
entrance lobby of the residential tower on the
ground floor and access directly to their respective
floor on the 13-27F of the residential tower.

Commercial Area

The design of the commercial area is designed to provide a pleasant and dynamic shopping and entertainment for all the
guests who visit the facility. Pedestrians can access the inner mall from all side of the site, and as they enter the mall, they
are greeted with a breathtaking atrium spaces that towers 10-storeys high and covered by a bright glass skylight, which
washed the whole mall in a comfortable natural sunlight. The commerce houses 8 floors of shops and businesses, and 2
floors of event spaces for gatherings.

From the ground floor, one can access to these rooms via determined elevators. Reserved parking spaces for this zone is
also conveniently located underground.

6 Star Hotel
The design of the hotel emphasizes on comfort and high
class. All rooms have magnificent views to down towards
the Saigon River or the cityscape. One particularity is
that the lobby is located on the top floors of the hotel
tower to give an impressive first surprise as the guest is
being greeted to the hotel. Amenities including fitness and
spa are also located on the top floors. Bedrooms located
on the corner are the luxurious suites that look over the
Minh Le Square. The cores were designed so that they
prevent from unwanted views peering into the neighboring
towers.

OFFICE
The design objective of the office spaces of the building is to achieve in creating a
comfortable work environment equipped with high-end technology in intelligent office
building.

The structure of the office tower with pre-stressed concrete slab allows the office
area to be free of columns, and a flexible layout for each tenant occupying the floors.
Each floor is designed with a 15cm OA floor for networking cables.

To maximize energy efficiency, the lighting system within the office is equipped with
a natural light sensor which controls the brightness so that it makes full use of
natural lighting.

High Class Apartments
The design of the apartments show a variety in different typologies
and configuration to fit the needs of users of all different tenants. 4
types of apartments including 2 bedroom types, 3 bedroom types,
2 storey duplexes, and penthouses vary in configuration and grade,
yet all designed for the most comfort and elegant living. All
apartment rooms have a view towards the of the Saigon River.

Lighting Design

The lighting design emphasizes on the highlighting the architectural features of the
building. A variety of lighting devices are used to accommodate to the functions,
such as ambient lighting and spotlights. The design objective is to create a pleasant
and enlightening experience.

Faade Design
Faade Design

The design of the faade is inspired by tall and dense evergreen trees.

The expression uses metallic vertical louvers as a functional and decorative
element that diminishes in width as it elevates to the top. The density and
opacity of the solid elements become more and more transparent as it
reaches the summit and disappears into the skies.

Structural Solutions

Basic Policy for Structural Design

External forces and design loads are decided according to the local
meteorological data, geography, geotechnical data and use of
buildings. Stress and shear strength of materials will be based on
Building Code of Viet Nam. However design strengths are adjusted
with consideration for quality of materials. Stress analysis and
sectional calculations of frames will be carried out according to
Building Code of Viet Nam

Design Loads and External/Forces

Design loads and external forces are principally calculated following
Building Code of Viet Nam.
Dead Load: The dead loads will be calculated respective to the
weight of materials in each part of the buildings. Live Loads: Live
loads are calculated with reference to TCVN2737 Live Loads and
Impacts- Design Standards of Building Code of Viet Nam.















Wind Loads

Wind loads are calculated following TCVN2737 of Building Code of
Viet Nam, which states the standard wind velocity for each region.
Ho Chi Minh City belongs to IIA region, where the standard wind
pressure is 830 N/m2 for structural design.

Seismic Loads
Almost no earthquake occurrence over magnitude 6 in Richter scale
has been recorded in the vicinity of Ho Chi Minh. Magnitude 6 will be
the design strength of the earthquake.
Introduction of steel pipe friction pile
by rotary injection method

To shorten the length of construction
period and to prevent from noise
obstruction to the neighbors, steel pipe
friction pile by rotary injection method is
used.

During the construction period, by rotary
penetration, the piles are injected to the
bearing layer, in consequence, these
can be removed by bearing rotation.
These piles are recyclable, therefore are
also environmentally friendly.

Structural Design

The design of the structural system uses
primarily 4 types of structural elements. The
basic structure is a reinforced concrete frame,
with deep beams where there are column
free spaces such as the banquet halls. A pre-
stressed flat slab system is used for the
office and at the office tower and in the hotel
tower to provide column free spaces, with a
minimum of floor height and efficient cost
performance.

Energy-saving technology using an IT Control
System

In response to the diversification of building complexes'
surveillance system, an open protocol system is used.

Elevators and air conditioning systems, automatic alarm
lighting, and surveillance equipment are all coordinated
with a centralized control system in order to achieve a
maximized energy-saving operation.

Through BEMS (Building Energy Management System),
energy will stored as data, to improve future methods of
operation by using this data for complement and
analysis.


Lower LCC, LCCO2

Consideration of a long term maintenance plan by
adopting highly durable materials, thus achieving in
lowering life cycle costs.

By effectively using natural energy and highly efficient
operating equipments to reduce LCCO2

Maximize the building material/equipment life cycle by

Building Environment Design Concept
In order to reach the International Standards of Environmental Friendly Green Architecture, we shall take measures to prevent global warming and destruction of the
ozone layer.
