Main Definition
Pollution; Defn; is the introduction of unwanted materials to the environment
that causes harm to the living organisms i.e flora and fauna. When you hear
about pollution, you are mostly likely hearing about chemical emissions into air
or water that come from industrial processing. But pollution is not just
environmental. Anything we think of as pure can be contaminated by pollution
polluted, whether that is a lake or an idea. If your mother finds you reading
trash magazine instead of doing your home work, she might worry about the
pollution of your mind.
In other words; pollution is referred as the exploitation of resources than the
ability of the environment to restore it.
Land Values
Is the price at which land could be sold under private contract between a
willing buyer and seller in an arms length transaction on a specified date. It is
being assumed that the property is publicly exposed to the market, that the
market conditions permit orderly disposal and that a normal period having
regard to the nature of the property, is available for the negotiation of the sale.

Land Pollution Vs Land

Value
Pollution affects not only the contaminated
area, but also the near surrounding.
Although the surrounding land is not
affected, it may suffer a reduction of value
simply due to its proximity to affected
contaminated area.
Thus If you have 3 houses, in Point A, B,
C; and house in point B is affected by
contaminated materials, house A and C
will also suffer because of their proximity.

Cont

The houses in whole neighborhood; will;

i. Reduces/discount rent
ii. Reduces/Discount land value; discounting
effects decreases with increasing distance
from contaminated area.
Why? widespread public fear and public
perception of hazard

Mitigation Costs of polluted

land
The perception of risk of
contaminates is not always derived
from the potential health hazard, but
from the possible litigation arising
from substance found on property
the cost pollution is high, and even if
the area is cleaned, the land values
will start rising slowly depending on
changing in peoples perception.

Air pollution vs land value

The areas with nice air, will increase
the values of their buildings. In
Mexico Town for examples, valuers
are required to rise the land/property
value for 3%.
The polluted area, like Sallender
Brigde or Vingunguti Machinjioni in
Dar es salaam suffers with less
values of their properties due to air
pollution.

Water pollution vs land

value
The things that border on peace of
land can have a major effect on its
value in both negative and positive
way. A building lot facing beautiful
view of mountain, river, ocean, lakes
etc will have high values even
though the mountain and rivers may
not be part of building. Example,
Beach plots in Dar and Mwanza and
Mountain view plots in Arusha have

Noise pollution Vs land

value
Property next door to a busy free way,
industrial park will be less desirable
for
residency
and
offices
requirement; hence have lower price
even if the property itself is superior;
Example Land Mark hotel and
Ubungo Plaza.

Economic quantification of pollution

Vs Land Value
Water pollution; can cause diarrhea,
hence people may move away due to
diarrhea quarantine. This will increase
vacancy rate over the whole
neighborhood and discounted value.
(The economic loss resulting from water
pollution = cost of removing water
contaminants + The cost of combating
diarrhea + the loss of rent + decreased
property value)

conclusion
