What is Maintenance?
Originated from French word “Maintenir”, which
means to hold.
So it means to hold, keep, sustain or preserve building
or structure to an acceptable standard of serviceability.
Building maintenance is therefore the act of
maintaining the building in its serviceable condition.
IMPORTANCE OF MAINTENANCE
To preserve building and its services in good
serviceable condition.
To restore building and its services in its original
standard, when deterioration occurs due to any reason.
To make improvements in serviceability whenever
required.
To sustain the utility value.
To prevent and slowdown the rate of deterioration of the
structure.

To avoid crisis maintenance by regular and planned


maintenance program.

CORRECTIVE MAINTENANCE
The method used to carryout repair and rehabilitation
when an item fails or when it falls below the level of an
acceptable standard.

For example: Corrosion maintenance, repair of cracks.


PREVENTIVE MAINTENANCE
The method used to intervene in life cycle of each
item immediately before it is accepted to deteriorate in
its health and to restore it to an acceptable standard of
the health.

For example: Protective coating, waterproofing


membranes etc.
DETERIORATION AND DURABILITY
Deterioration is gradual disintegration on account of
any destructive action from aggressive waters and soils,
exposure condition to weathering agents and relative
movement of component.
Durability is the ability to last a long time without
significant deterioration.
Durability of concrete: ability to resist weathering
action, chemical attack abrasion or any process 0f
deterioration.

COST
The cost of maintenance comprises of direct and
indirect cost.
The direct cost in maintenance operation ranges
generally from 70% to 90% of total cost.
Indirect cost factors like restricted access, safety
aspect, availability of time, overhead expanses etc.
must also be considered with direct cost.
AGE OF BUILDING
Any building structure constructed will have
certain life expectancy since the material and
component wear out.
This wear out will reduce the overall serviceability
of the building and also affect its remaining useful
life.
 A planned programme of inspection and
maintenance should be established as soon as the
building has been constructed.
AVAILABILITY OF PHYSICAL RESOURCES
Physical resources means materials, components,
services, and equipment which are necessary for
maintenance.
Therefore when an item of maintenance is being
planned, the availability of all physical resources must
be considered and ensured.
URGENCY
Urgency may be occurred for no. of reasons.

Urgency is a relative term and therefore it must be


established whether the repairs need to be carried out
immediately, within hours or within days. Accordingly
action for maintenance must be undertaken
FUTURE USE
The future use of a building as a whole must be
considered while deciding when and how much
maintenance to carry out at any given period of time.
SOCIAL CONSIDERATION
The agencies carrying out maintenance activities can
create disturbances such as noise, safety, dust, smells
and temporary interruptions of services.
Therefore plan the maintenance in such a manner that
disturbance will be kept to a minimum level.
