Sales office was in a flat, no AC, he was sitting watching tv, dressing unkempt. O Rosa Gardenia sales executive claimed that their USP is their quality of sales executives, thus very little advertising required on their part. However, he did not know where things were in the brochure. Handed me the brochure to read instead. O Vihang Valley phase 3&4 only soil testing done.did not have a completely furnished brochure; lot of things still in planning stage. No website. Showed a video. Will provide bus services to thane station. Sample flat in 7-8 months. I BHK planning not final

uninterested, we had to keep asking him for the brochure, rate card, etc. He wasnt asking anything from us. He kept getting distracted because of his computer/mobile. Didnt know the rate, wasnt persuasive or convincing. Wasnt dressed as sharply as other sales executives. Security only manpower, according to the sales executive Helper(who showed the flat) was extremely helpful, kept giving inputs about the flat and the area, knew everything we asked him. Flats on the lower floors are right next to the club house. Can become noisy for the residents. People have complained of the flat being congested. Less visibility of Puranik City on GB Road. None of the brokers mentioned puranik city at all. We had to ask them about it. However, on asking and further probing, we got a positive response about puranik city.
Recommendations
O 1 BHK apartments demanded, especially by
service class people(Rs 30-35lacs) O 1.5 BHK apartments should be considered. O Better sales people for the new project are highly recommended.
