Venda Fazenda Chaparral

A BrasilAgro – Companhia Brasileira de Propriedades Agrícolas (B3: AGRO3)

(NYSE: LND), em atendimento ao disposto no artigo 157, §4º da Lei nº 6.404/76 e
na Resolução da Comissão de Valores Mobiliários (“CVM”) nº 44/21, informa aos
seus acionistas e ao público em geral, que vendeu uma área total de 12.335
hectares (8.796 hectares úteis) da Fazenda Chaparral, propriedade rural
localizada em Correntina, Bahia.

O valor da venda é de 350 sacas de soja por hectare útil, ou R$364,5 milhões
(~R$ 41.435/ha útil). O comprador já realizou pagamento inicial no valor de
R$53,5 milhões. O duration (tempo médio de recebimento) desta venda é de
3,1 anos.

Do ponto de vista contábil, o valor desta área da Fazenda nos livros da

companhia é de R$34,0 milhões (aquisição + investimentos líquidos de
depreciação) e tem uma TIR (Taxa Interna de Retorno) esperada em Reais de
15,0%.

Esta transação marca a primeira venda de uma fração da Fazenda Chaparral,

que foi adquirida em novembro de 2007, foram investidos R$125,0 milhões na
aquisição e desenvolvimento da propriedade até o momento. A fazenda
possuía uma área total de 37.182 hectares (26.444 ha úteis), restando 24.847
hectares (17.648 ha úteis) no portfólio após a venda.

Chaparral Farm Sale

BrasilAgro – Companhia Brasileira de Propriedades Agrícolas (B3: AGRO3)

(NYSE:LND), complying with the provisions of Article 157, Paragraph 4 of Law
6404/76 and of Instruction No. 44/21 of the Brazilian Securities and Exchange
Commission (“CVM”), informs its shareholders and the market in general that it
has sold a total area of 12,335 hectares (8,796 arable hectares) of Fazenda
Chaparral, a rural property located in Correntina – BA.

The sale value is 350 soybeans bags per arable hectare or R$364.5 million
(~R$41,435/arable ha). The buyer has already made an initial payment of R$53.5
million. The duration (average receipt time) of this sale is 3.1 years.

From the accounting perspective, the value of this area of the farm in the
company's books is R$34.0 million (acquisition + investments net of depreciation)
and has an expected IRR (Internal Rate of Return) in Reais of 15.0%

This transaction marks the first sale of a fraction of Chaparral Farm, which was
acquired in November 2007, R$125.0 million has been invested in the acquisition
and development of the property to date. The farm had a total area of 37,182
hectares (26,444 arable ha), with 24,847 hectares (17,648 arable ha) remaining
in the portfolio after the sale.
