São Paulo, 06 de março de 2024 - A Lavvi Empreendimentos Imobiliários S.A. (“Lavvi” ou “Companhia”)
(B3: LAVV3), atua na incorporação e construção de empreendimentos imobiliários residenciais na cidade
de São Paulo, para os segmentos médio, médio-alto, alto padrão e luxo, além de atender o segmento
econômico através da marca Novvo. A Lavvi integra o Novo Mercado da B3 e apresenta seus resultados
referentes ao quarto trimestre de 2023 (4T23). As informações financeiras e operacionais a seguir, exceto
onde especificado o contrário, são consolidadas de acordo com as práticas contábeis brasileiras e
estabelecidas no IFRS (International Financial Reporting Standards, ou Normas Internacionais de
Contabilidade), aplicáveis à atividade imobiliária no Brasil, sendo que alguns dados podem ter sofrido
pequenos ajustes em relação à prévia divulgada em 23 de janeiro de 2024.

Mensagem da Administração
Encerramos 2023 muito satisfeitos com o nosso desempenho, tanto na operação como nos resultados
contábeis. Fomos capazes de crescer em 10% A/A as vendas líquidas (% Lavvi), mesmo com um volume
de lançamentos em VGV 11% menor do que nos lançamentos de 2022. O VGV lançado somou R$1,5
bilhão e as vendas R$1,2 bilhão. Tínhamos ainda outros produtos de qualidade para lançar em 2023,
postergados por motivos estratégicos, permitindo-nos agora vislumbrar um forte VGV a lançar em 2024.
O ótimo desempenho na operação refletiu a qualidade dos poucos e bons produtos que colocamos em
2023, como é a nossa característica, sendo que o time comercial entregou velocidades de venda
bastante saudáveis na média dos lançamentos, inclusive em nosso primeiro produto direcionado ao
segmento econômico, com a marca Novvo. A velocidade de vendas do estoque também foi saudável,
mantendo nosso indicador de VSO (vendas sobre total da oferta, incluindo lançamentos e estoque)
recorrentemente acima dos pares comparáveis. Em retrospectiva, ressalta-se que o desempenho foi
alcançado apesar do cenário macro ainda desafiador, os juros Selic começaram a cair no 2º semestre de
2023, mas ainda não teve reflexos nos juros imobiliários.
Na DRE os resultados foram ainda mais fortes, com crescimentos acima de 60% na receita e no lucro
bruto e com uma expansão ainda maior, bastante forte mesmo, do lucro líquido, que mais do que
dobrou no ano (+101% A/A). Estes números refletem um somatório de fatores positivos, tais como: i) maior
receita pelas maiores vendas; ii) maior receita por evolução de obras (avanço de %PoC), a qual vem numa
crescente trimestre após trimestre, superando os R$140 milhões no 4º tri; iii) despesas controladas e
decrescentes em % da receita; e iv) maior resultado de equivalência patrimonial.
Nossa margem líquida anual fechou o ano em expressivos 25,6%. Vale destacar que de forma recorrente
ao longo dos últimos 4 anos a margem anual da Companhia esteve sempre acima dos 20%. Com isso,
hoje provavelmente temos a maior margem líquida de todo o setor de incorporação residencial listado
em bolsa. Inclusive acima das mais eficientes empresas do segmento econômico, cujas margens líquidas
costumam oscilar no patamar de 15 a 18%. Assim a Lavvi se posiciona como a mais rentável do setor.
Seguimos bastante ativos também na aquisição de terrenos de forma que ao final do ano possuíamos
R$4,6 bilhões em VGV potencial no landbank (visão total), além de um terreno de R$2,3 bilhões de VGV
potencial (a escriturar), tornando nosso banco de terrenos bastante sólido, pronto para entregar
crescimento e rentabilidade.
Após termos entregue com muito sucesso no início do ano o One Park Perdizes, em dezembro foi a vez
do Wonder by Praças, novamente com altíssimo índice de aceitação pelos clientes (quase nenhuma
revistoria).
Distribuímos também R$129 milhões em dividendos ao longo do ano, além de termos iniciado uma
frequência trimestral para o pagamento de dividendos mínimos. Desta forma, além dos R$129 milhões já
pagos dentro de 2023, em Reunião do Conselho realizada ontem foi aprovada a distribuição de
dividendos intercalares relativos aos resultados do 4º trimestre de 2023, no montante de ~R$ 21 milhões,
ou ~R$ 0,11 (onze centavos) por ação, a serem pagos ainda em março de 2024.
A Companhia queimou R$203 milhões de caixa em 2023 (ex-dividendos), muito em função das
aquisições de terrenos, de forma que a geração de caixa ex-terrenos registrou R$109 milhões. Ao final,
fechamos o ano com uma importante posição líquida de caixa, em R$162 milhões.
Para 2024, com ótimos produtos e um time muito bom, pretendemos seguir despertando em nossos
clientes e potenciais clientes a sensação de encantamento e de oportunidades imperdíveis, que
consideram localizações privilegiadas, lazer superior, olhar nos detalhes e preços competitivos, tal como
é a nossa característica, tanto na marca Lavvi como na marca Novvo que também temos torres a lançar.

Desempenho Operacional
Lançamentos
No 4T23, realizamos o lançamento de dois empreendimentos, o Novvo Barra Funda, na região da Barra
Funda e o Casa Eden, na região do Brooklin, sendo este em parceria com a Cyrela. Ambos ficam em São
Paulo, totalizando um VGV de R$ 907 milhões. Este foi o melhor trimestre de lançamentos de 2023 e o
segundo melhor da histórica da Companhia.
Primeiro lançamento do trimestre, assim como da marca Novvo, o Novvo Barra Funda teve 676 unidades
ofertadas entre as modalidades HIS (Minha Casa, Minha Vida), studios NR e aptos. residenciais, com plantas
de 20m² a 41m², em opções de 1 a 2 dormitórios, distribuídas em 3 torres, com VGV potencial de R$ 175
milhões, correspondentes à primeira fase do projeto. Distante apenas 300m do Terminal da Barra Funda, o
projeto inclui piscina com deck molhado e solarium, duas churrasqueiras, quadra recreativa, espaço fitness,
lavanderia e muitos outros atrativos. Ao final do trimestre, o empreendimento encontrava-se 63% vendido
(em VGV).

Ainda em novembro de 2023, foi lançado o Casa Eden, representado por duas torres do nosso projeto em
parceria com a Cyrela (a Lavvi tem 45% de participação). Juntas, as torres somam um VGV de R$719 milhões
líquidos de permuta. Ao final do 4T23, este projeto recém-lançado alcançou 45% do VGV vendido.
Com este lançamento somado aos realizados no 4T22 e 1T23, o Eden como um todo, já totaliza R$ 2,1 bilhões
lançados (visão 100% com permuta), em 6 torres lançadas e encontrando-se 80% vendido (unidades) e 67%
vendido (em VGV).
Resta ainda uma torre residencial para ser lançada neste ano de 2024, com VGV potencial de
aproximadamente R$ 250 milhões na visão 100%.

Vendas e Distratos
As vendas líquidas contratadas no 4T23 totalizaram R$710 milhões, redução de 31% (A/A) ante a forte base
comparativa do 4T22, quando foram lançados os empreendimentos Galleria Klabin e a primeira fase do
Eden.
Do total de vendas, 61% representam as vendas de lançamentos, sendo 45% do Casa Eden e 16% do Novvo
Barra Funda. Com isso, os 39% das demais vendas representam os empreendimentos em estoque, que
tiveram ótima performance no ano. A média mensal de vendas líquidas alcançou R$ 48 milhões, superior ao
dobro do nível mensal que a Companhia registrou no ano anterior. Esta média é calculada excluindo as
vendas dos lançamentos realizados no trimestre e tri imediatamente anterior.

Na visão anual, a VSO consolidada registrou 47%, conforme gráfico, patamar consistentemente elevado.

Excluindo as permutas e as comissões, as vendas líquidas %Lavvi totalizaram R$441 milhões no trimestre.
No ano, foram R$ 1,2 bilhão (+10% A/A). Vale ressaltar que essa visão abaixo já inclui os 45% da Lavvi no
produto Eden.

Os distratos reduziram em relação ao 3T23 registrando R$22 milhões no período. Este valor corresponde a 12
unidades, das quais 6 foram trocadas por outras unidades e 2 foram revendidas dentro do próprio trimestre.

Estoque
Ao final do 4T23, o estoque a valor de mercado era de R$1,8 bilhão, correspondendo a 1171 unidades. Do
estoque total, em VGV: i) 83% correspondem aos produtos lançados a partir de 2022 (inclusive), ii) 75%
correspondem a projetos em fase de obras, iii) apenas 17 unidades correspondem ao estoque concluído. É
importante destacar que, excluindo os produtos com estoque zerado, os empreendimentos apresentam
média ponderada de 82% de suas unidades vendidas.
Na tabela abaixo, destacamos a variação do % vendido em unidades do Villa Versace ante o 3T23. Foram 41
unidades vendidas só em dezembro, crescendo este percentual em 10 p.p. no trimestre.

Entregas
No 4º trimestre de 2023, a Companhia entregou o Wonder by Praças da Cidade, que terminou o ano 95%
vendido, tanto em unidades como em VGV. Até o momento, já foram entregues 250 unidades sem
revistoria. Vale destacar que, ~87% das unidades já estão solucionadas financeiramente e apenas ~5% é
estoque.

Landbank
No 4º trimestre de 2023 a Companhia adquiriu dois terrenos muito bem localizados, ambos na capital
paulista e 100% Lavvi, que juntos têm um VGV potencial de aproximadamente R$ 1,2 bilhão. O maior deles
está localizado na região do Paraíso, em uma área de 5.600m², onde a Companhia estima desenvolver um
projeto de altíssimo padrão, com VGV potencial de ~ R$ 890 milhões, distribuídos em 2 torres e com uma
área de lazer fantástica. O pagamento foi essencialmente em caixa e complementado com permuta.
O outro terreno fica no bairro da Chácara Klabin, região onde a Companhia já coleciona alguns
empreendimentos de bastante sucesso, como o Lumiere e o Galleria Klabin. Possui uma área de 3.100m²,
onde a Lavvi vislumbra a realização de um projeto de alto padrão, com apartamentos amplos e VGV
potencial de ~ R$ 350 milhões, em torre única, com lazer completo, incluindo piscinas coberta e descoberta,
quadra de tênis, e muitos outros atrativos. Foi comprado principalmente em permuta, com parte do
pagamento também em dinheiro.
Com isso, ao final do 4T23, o landbank totalizava R$ 7 bilhões (visão 100%) ou R$ 5,2 bilhões na participação
Lavvi. A forma de aquisição deste landbank se deu/dará 84% via caixa (no tempo) e 16% via permuta, sendo a
Lavvi sócia majoritária em praticamente todos os projetos, com participação média de 75%. Portanto, a
Companhia está com um banco de terrenos bastante confortável nos segmentos de médio-alto a alto
padrão para lançamentos de 2024 e 2025.
Quanto ao Minha Casa, Minha Vida, além do projeto recém-lançado na Barra Funda, a Companhia adquiriu
em fevereiro/24 um terreno de 7.500m², com VGV potencial de R$ 190 milhões e seguindo a filosofia de
buscar preferencialmente terrenos grandes, que permitam desenvolver projetos com lazer completo e
infraestrutura de qualidade.

A origem da receita líquida do 4º trimestre do ano foi equilibrada entre a evolução do %PoC dos
empreendimentos cujas obras estão em andamento e as vendas realizadas no período. Destacamos que
a evolução do %PoC (avanço de obras) vem contribuindo de forma crescente trimestre após trimestre
para a receita da Lavvi, superando os R$140 milhões de contribuição neste 4º trimestre.
Nos empreendimentos, o grande destaque deste tri foi o empreendimento Villa Versace, tanto pela forte
contribuição na receita oriunda da evolução da obra (%PoC deste empreendimento aumentou ~7.p.p vs.
3T23, se aproximando dos 65% da sua curva) como também através das novas vendas deste projeto
realizadas no trimestre.
Outro destaque para a receita do tri veio das boas vendas de estoque, cujo reconhecimento contábil
médio ficou em ~55%, refletindo o mix de projetos vendidos no período e o estágio de obra no qual se
encontram. O lançamento e as vendas do Novvo Barra Funda no 4T também contribuíram, mas em
menor proporção, dado seu %PoC de largada de aprox. 22%.
No ano, como esperado, o empreendimento de maior representação na receita foi o Saffire, lançamento
do 2º tri. Isso se deve não só pelo alto %PoC no lançamento (~50%), mas também pela ótima
performance de vendas deste projeto, que alcançou 53% do VGV vendido. Além do Saffire, contribuíram
fortemente para a receita do ano o Galleria Klabin, majoritariamente através das novas vendas do seu
estoque, e o Lumiere, cuja obra evoluiu bastante no ano.
Adicionalmente, tanto neste tri como neste ano notamos uma maior contribuição para a receita advinda
das vendas de estoque do que das vendas de lançamentos. Dois de nossos 4 lançamentos no ano foram

Contabilização da receita: A receita referente às vendas contratadas dos empreendimentos cuja obra encontra-se
em andamento é apropriada ao resultado ao longo do período de construção, através do método do percentual de
evolução financeira de cada obra (%PoC – Percentage of Completion). Esse percentual é mensurado em razão do
custo incorrido em relação ao custo total orçado das unidades vendidas por empreendimento. Portanto, quanto
maior for a evolução de obra do empreendimento, maior será o trânsito de receita no resultado.

Lucro Bruto e Margem Bruta Ajustados (ex-SFH)
O lucro bruto aj.2 atingiu R$92 milhões no trimestre, 81% acima do 4T22 e 29% superior ao 3T23. A
margem bruta aj.² ficou em 36,1% no período, 1,4 p.p. maior em relação ao 4T22. No ano, o lucro bruto aj.
totalizou R$309 milhões com margem de 34,2%.

O aumento do lucro bruto aj. no trimestre se deve, em grande parte, a performance de quatro
empreendimentos (Villa Versace, Saffire, Galleria e Novvo Barra Funda), que juntos, representaram ~60%
desta linha no 4T23. Por serem empreendimentos com margens acima da nossa média houve também
aumento na margem percentual do trimestre em +1,1 p.p. vs. 3T23.
Em 2023 a margem bruta aj. expandiu 0,6p.p A/A alcançando 34,2%. Este aumento de margem resulta
de 3 fatores principais: i) mix da margem dos lançamentos, ii) margem REF, que guia a apropriação dos
resultados por evolução de obra, e iii) mix da margem do estoque. De um lado os dois primeiros fatores
contribuíram para a expansão observada, ao passo que o estoque trouxe uma margem média em
patamar menor que a média da Lavvi, parcialmente impactando os efeitos positivos de (i) e de (ii).
No mix dos lançamentos tanto o Saffire como também o Novvo Barra Funda contribuíram
positivamente no ano, sendo o Saffire em escala muito maior, pelo seu maior VGV. A contribuição destes
projetos é reflexo das particularidades de cada um e do atual cenário de estabilidade de custos. Já a
menor média do mix do estoque decorreu do aumento de custos visto nos anos anteriores, sem o
correspondente repasse em preços no período. Reflete também eventuais condições comerciais
diferenciadas com o objetivo de girar o estoque e também o reconhecimento, no início de 2023, da
venda da torre de studios do Galleria Klabin, inteiramente vendida na ocasião para um fundo de
investimentos.

De um lado tivemos no ano aumentos significativos das despesas com marketing e com vendas, tanto
por conta do lançamento de alto-luxo Saffire, que dentre outras coisas contou com um grande evento
de lançamento realizado com a presença do estilista libanês Elie Saab, como por gastos com campanhas
para venda de estoques, que se mostraram bem-sucedidas conforme refletido nas vendas de estoques.
E de outro lado tivemos a redução de 25% nas despesas com estande, parcialmente compensando os
demais aumentos de despesas, sendo que esta redução aqui refletiu o menor número de lançamentos e
estandes em operação. Afinal, em 2022 foram 5 lançamentos próprios (versus 2 em 2023).

Tanto no trimestre como no ano os principais impactos foram registrados nas contas de pessoal,
terceiros, manutenção e legais. Na linha de pessoal houve aumento no quadro de colaboradores ao
longo do ano, tanto pelas iniciativas relacionadas à empresa Novvo (focada no segmento econômico)
como pelo próprio crescimento de estrutura organizacional da Companhia. Em terceiros, os gastos
foram impactados principalmente com consultorias diversas; em manutenção o aumento reflete a
locação de novo conjunto comercial junto à sede da Companhia, para as atividades da empresa Novvo,
além de algumas despesas com softwares. Por fim, em legais destacamos os gastos pela entrega no 4T
do empreendimento Wonder by Praças.

Resultado de Equivalência Patrimonial
No 4º trimestre de 2023 e também no ano a linha de resultado de equivalência patrimonial trouxe grande
contribuição ao resultado da Companhia. O expressivo aumento vs. períodos anteriores se deveu aos fortes
resultados do empreendimento Eden, lançado em parceria com a Cyrela, cuja participação da Lavvi é de
45%. Foram 3 torres residenciais comercialmente lançadas no ano, uma torre no 1º tri e duas torres no 4º tri,
dentro de um terreno cuja área supera os 40 mil m².
O forte resultado contabilizado reflete tanto a boa performance em vendas, como especificamente neste
4T23 as 2 torres lançadas marcam o lançamento de um novo lote de obras dentro do projeto, o Lote A,
trazendo assim o reconhecimento contábil do PoC na proporção do custo deste terreno.

A redução observada A/A reflete principalmente os menores rendimentos sobre aplicações, como reflexo
da queima de caixa registrada no ano, que por sua vez foi direcionada essencialmente para a aquisição
de terrenos. Ainda assim, o caixa bruto se mantém elevado em parte pelo recebimento da carteira e em
parte pela dívida bruta (SFH) tomada junto a bancos (vide seção Endividamento e Caixa Líquido, na
página 17).
O resultado financeiro ficou 19% abaixo do ano anterior, principalmente menor saldo de caixa devido às
aquisições de terrenos e também, em menor grau, pelo início do ciclo de corte da taxa básica de juros
pelo Copom, iniciado em agosto/23.

reconhecida conforme tais obras avancem. A margem observada de 35,8%, que ficou 0,9 p.p maior do
que no trimestre anterior, se deve principalmente aos efeitos advindos das vendas do lançamento do
Novvo Barra Funda, que passam a compor no 4T23 o backlog, assim como aos efeitos advindos das
novas vendas dos empreendimentos Saffire e Villa Versace, que possuem margens maiores que a média
da Companhia.

Contas a Receber
A carteira da Lavvi encerrou o trimestre totalizando R$1,5 bilhão, 37% superior ao 4T22, impulsionada
principalmente pela carteira do Saffire, mas também pelos empreendimentos em estoque, cuja
evolução das obras e o avanço do %PoC contribuíram para o avanço da carteira realizada de 53% nas
unidades em construção

No trimestre, houve queima de caixa de R$82 milhões (ex-dividendos), sendo que o caixa foi
essencialmente direcionado para a aquisição de terrenos. Na visão ex-terrenos a queima de caixa no
trimestre foi de R$3 milhões.
No total do ano a queima de caixa alcançou R$203 milhões (ex-dividendos), equivalente a uma geração
de caixa de R$109 milhões na visão ex-terrenos.
Destacamos também a saída de caixa em 2023 visando a geração de valor para os acionistas, no
montante de R$129 milhões (valor já pago em dividendos entre 01/01/23 e 30/12/23).

EVENTOS SUBSEQUENTES
Dividendos
Em reunião do Conselho de Administração realizada ontem, foi aprovada a distribuição de dividendos
intercalares relativos aos resultados do 4º trimestre de 2023, no valor de R$ 20,9 milhões. Essa deliberação
ocorre ad referendum da Assembleia Geral Ordinária prevista para abril de 2024 que irá deliberar, dentre
outros temas, sobre a destinação do lucro de 2023.
Os R$ 20,9 milhões em dividendos serão distribuídos pelo total de ações emitidas pela Companhia,
excluídas aquelas mantidas em tesouraria (195.434.352 ações ex-tesouraria). Assim, será distribuído o valor
unitário de aproximadamente R$ 0,11 por ação, conforme segue:
CRI
Em reunião do Conselho de Administração realizada no 19 de janeiro de 2024, a companhia deliberou e
autorizou a 1ª emissão de notas comerciais escriturais em até três séries, no valor total de R$ 200.000.000
(duzentos milhões de reais). A emissão será para colocação privada e servirá como lastro para a oferta de
Certificados de Recebíveis Imobiliários (CRI). A Opea Securitizadora S.A. será a securitizadora, com a
possibilidade de emissão de lote adicional aumentado em até 20% caso seja identificado excesso de
demanda. A administração recebeu autorização para realizar todos os atos necessários, incluindo a
contratação de prestadores de serviços. A negociação e celebração de documentos, como o "Contrato de
Coordenação, Colocação e Distribuição Pública", também foram aprovadas. O procedimento de
bookbuilding foi então realizado no dia 22/2, onde ficou definido o montante total de R$ 218.790.000,
distribuídos em 3 séries, com fechamento de taxas conforme segue:
Os juros são trimestrais e a amortização é no vencimento: em 5 anos para as séries 1 e 2 e em 6 anos para a

Message from our Management
We ended 2023 very satisfied with our performance, both in operations and in accounting results. We were
able to Grow net sales by 10% Y/Y (%Lavvi), even with a volume of launches in PSV 11% lower than 2022
launches. Launched PSV totaled R$ 1.5 billion and sales R$ 1.2 billion. We also had other quality products to
launch in 2023, which were postponed for strategic reasons, allowing us to now envisage a strong PSV to
be launched in 2024.
The excellent performance in the operation reflected the quality of the few good products that we
launched in 2023, as is our characteristic, with the commercial team delivering very healthy speed of sales
on average launches, including our first product aimed at the economic segment, with the Novvo brand.
The speed of inventory sales was also healthy, keeping our SoS indicator (sales over total supply, including
launches and stock) consistently above comparable peers. In retrospect, it should be noted that the
performance was achieved despite the still challenging macro scenario, Selic interest rates began to fall in
the 2nd half of 2023, but this has not yet had an impact on real estate interest rates.
In Income Statements the results were even stronger, with growth above 60% in revenue and gross profit
and with an even greater expansion, quite strong indeed, in net profit, which more than doubled in the
year (+101% Y/Y). These numbers reflect a sum of positive factors, such as: i) higher revenue due to higher
sales; ii) higher revenue from construction progress (advance in %PoC), which has been growing quarter
after quarter, exceeding R$140 million in the 4 th quarter; iii) controlled and decreasing expenses as a % of
revenue; and iv) higher equity income results.
Our annual net margin ended the year at an impressive 25.6%. It is worth highlighting that over the last 4
years the Company's annual margin has always been above 20%. As a result, nowadays we probably have
the highest net margin of the entire residential development sector listed on the stock exchange. Even
above the most efficient companies in the economic segment, whose net margins usually range from 15
to 18%. Thus, Lavvi positions itself as the most profitable in the sector.
We also remained very active in land acquisition, so that at the end of the year we had R$4.6 billion in
potential PSV in the landbank (total view), in addition to a land with R$2.3 billion in potential PSV (to be
deeded), which makes our land bank very solid, ready to deliver growth and profitability.
After having successfully delivered One Park Perdizes in the beginning of the year, in December it was the
turn of Wonder by Praças, again with a very high rate of acceptance by customers (almost no revisions).
We also distributed R$129 million in dividends throughout the year, in addition to having started a
quarterly frequency for the payment of minimum dividends. Therefore, in addition to the R$129 million
already paid within 2023, a Board Meeting held yesterday approved the distribution of interim dividends
relating to the results of the 4th quarter of 2023, in the amount of ~R$21 million, or ~R$0 11 (eleven cents)
per share, to be paid in March 2024.
The Company burned R$203 million in cash in 2023 (ex-dividends), largely due to land acquisitions, so that
cash generation ex-land recorded R$109 million. At the end, we closed the year with an important net cash
position, at R$162 million.
For 2024, with great products and a very good team, we intend to continue awakening our customers and
potential customers the feeling of enchantment and unmissable opportunities, which consider privileged
locations, superior leisure, attention to detail and competitive prices, as is ours. characteristic, both in the
Lavvi brand and in the Novvo brand, which we also have towers to launch.

In 4Q23, the Company launched two projects, Novvo Barra Funda, in the region of Barra Funda and Casa
Eden (in partnership with Cyrela), in the Brooklin region, both in São Paulo, totaling a PSV de R$ 907 million.
This was the best quarter for launches in 2023 and second best in the Company’s history.
First launch of the quarter, as well as for the Novvo brand, Novvo Barra Funda offered 676 units between
typologies HIS (Minha Casa, Minha Vida), studios NR, and residential apartments, with floor plans from 20sqm
to 41sqm in options of 1 to 2 dorms, distributed in 3 towers, with potential PSV of R$ 175 million, that
corresponds to the project’s first phase. Only 300m away from the Barra Funda Terminal, the project includes
a pool with wet deck and solarium, two barbecue spots, recreational court, fitness center, laundry, and many
other attractions. By the end of the quarter, the project was 63% sold (in PSV).

Still in November 2023, in partnership with Cyrela, the Company launched Casa Eden (Lavvi has 45% stake),
represented by two towers. Together, the towers add up to a PSV of R$719 million ex-swap. By the end of
4Q23, this recently launched project achieved 45% of PSV sold.
Adding up this launch to the other two launches from 4Q22 and 1Q23, Eden as a whole, totals R$ 2.1 billion
launched (total view, including swaps), in 6 towers and finds itself 80% sold (units) and 67% sold (in PSV).
There is still one residential tower to be launched this year with potential PSV of approximately R$ 250 million
in total view.

Sales and Cancellations
Net sales of the 4Q23 totaled R$710 million, -31% (Y/Y) given the strong comparative basis of 4Q22, when the
projects Galleria Klabin and Eden (first phase) were launched.
Of total sales, 61% represented launches’ sales, out of which 45% from Casa Eden and 16% from Novvo Barra
Funda. With that, the 39% from the remaining sales represented inventory, which had a great sales
performance over the year with a monthly average of R$ 48 million, excluding launches of the running quarter
and the immediately previous quarter. We highlight that this average is over two times the average of last
year.
The consolidated Speed of Sales (sales divided by supply, in PSV) was 27% in the quarter.

Inventory
At the end of 4Q23, inventory at market value was R$1.8 billion, corresponding to 1171 units. Of total inventory,
in PSV: i) 83% correspond to products launched as of 2022 (inclusive), ii) 75% correspond to projects under
construction, iii) only 17 units correspond to finished units. It is important to highlight that, excluding products
with no inventory, projects present on average, 82% of its units sold.
On the table below, we highlight the percentage change in units for the project Villa Versace vs. 3Q23. Only
in December, 41 units were sold, increasing the %Sold (un) in 10 p.p.

Deliveries
In the fourth quarter of 2023, the Company delivered the Project Wonder by Praças da Cidade, which
ended the year 95% sold, both in units and PSV. Until now, around 250 units were delivered with no re-
inspections. We highlight that, ~87% of units are already financially solved and only ~5% is inventory.

Landbank
In the 4Q23, the Company acquired two very well-located land plots, both in São Paulo and 100% Lavvi,
that together have a potential PSV of approximately R$ 1.2 billion. The largest of them is in the region of
Paraíso, in an area of 5.600sqm, where the Company expects to develop a very high standard project, with
potential PSV of ~R$ 890 million, distributed in 2 towers, with a fantastic leisure area. Payment was
essentially in cash and complemented with swap.
The other land plot is in the neighborhood of Chácara Klabin, where the Company already have some very
successful projects, such as Lumiere and Galleria Klabin. It has an area of 3.100sqm, where Lavvi glimpses
to carry out a high standard project, with wide apartments and potential PSV of ~R$ 350 million, in one
tower with complete leisure area, including indoor and outdoor pools, tennis court, and many other
attractions. It was bought mainly through swap, with part of the payment in cash.
With that, by the end of 4Q23, landbank totaled R$ 7 billion (total view) or R$ 5,2 billion in %Lavvi. Payments
to be made 84% in cash and 16% through swap agreements. Lavvi is major partner in nearly all projects,
with average interest of 75%. Therefore, the Company has a very comfortable landbank from medium-high
to high standards for launches throughout 2024 e 2025.
As for the Minha Casa, Minha Vida program, besides the recently launched project in Barra Funda, the
Company acquired in February/24 a 7.500sqm land plot with potential PSV of R$ 190 million, maintaining
our philosophy of always looking for large land plots, allowing the development of projects with complete
leisure areas and high-quality infrastructure.

In 4Q23, net revenue totaled R$256 million, increasing +74% from 4Q22 and 25% from 3Q23. In 2023,
revenue amounted to R$903 million, a significant growth of 63% vs. 2022.

In the quarter, the origin of net revenue was balanced between sales in the period and the evolution of
%PoC of our projects whose construction is in progress. We highlight that the %PoC evolution
(construction advance) has been contributing growing quarter after quarter to the Company’s revenue,
surpassing R$ 140 million of contribution in the 4th quarter.
Between the projects, the main highlight of the quarter was Villa Versace project, both due to its strong
contribution to revenue from progress of construction (%PoC of this project increased ~7 p.p. vs 3Q23,
almost 65% of its curve) and to new sales of this project in the quarter.
Another highlight to revenue in 4Q23 came from the healthy sales of inventory units, whose average
accounting recognition was ~55%, reflecting the mix of projects sold in the period and the stage of works.
The launch and sales of Novvo Barra Funda in 4Q also contributed, though in a smaller proportion, because
its initial %PoC is approximately 22%.
In 2023, as expected, the project that most contributed to revenue was Saffire, which was launched in
2Q23. Not only because of the high %PoC at launch (~50%), but also due to the good sales performance,
which reached 53% of PSV sold. Besides Saffire, Galleria Klabin and Lumiere also made significant
contributions to annual revenue, the former through new sales of its inventories and the latter due to the
significant evolution of its work during the year.
Additionally, in 4Q23 and in 2023 we noted a higher contribution to revenue from inventory sales than
from sales of launches. Two of our four launches in the year we in partnership with Cyrela, with accounting
recognition in Lavvi as Equity Income.
Booking of revenue: The revenue related to the contracted sales of projects whose construction is ongoing is
apportioned to the result over the construction period using the method of percentage of completion (PoC) of each
construction project. This percentage is measured based on the costs incurred in relation to the total budgeted costs
of the units sold per project. Therefore, the higher the percentage of completion of the project, the higher the
apportionment of revenue.

Adjusted Gross Profit and Gross Margin (Ex-SFH)
Adjusted gross profit2 came to R$92 million in the quarter, up 81% from 4Q22 and 29% from 3Q23. Adjusted
gross margin stood at 36.1% in 4Q23, increasing 1.4 p.p. from 4Q22. In 2023, adjusted gross profit totaled
R$309 million, with margin of 34.2%.

The increase in adjusted gross profit in the quarter is mainly due to the performance of four projects (Villa
Versace, Saffire, Galleria and Novvo Barra Funda), which together represented ~60% of this line in 4Q23.
Because the margins of these projects are above our average, there was also an increase of 1.1 p.p. in
percentage margin in the quarter vs. 3Q23.
In 2023, adjusted gross margin increased 0.6 p.p. Y/Y, reaching 34.2%. due to three main factors: i) mix of
the margin of launches; ii) REF margin, which is the basis for the appropriation of results by progress of
constructions, and iii) mix of inventory margin. On the one hand, the first two factors contributed to the
expansion, and on the other hand the inventory brought average margin to a level lower than the Lavvi
average, partially affecting the positive effects of (i) and (ii).
In the launch mix, both Saffire and Novvo Barra Funda had a positive contribution in the year, with Saffire
having a significantly higher contribution due to its higher PSV. The contribution of these projects reflects
the unique aspects of each and the current scenario of stable costs. On the other hand, the lower average
of inventory mix arose from the increase in costs in previous years, without the corresponding transfer to
prices in the period. It also reflects the special commercial conditions offered to dispose of inventory units
and the recognition, at the beginning of 2023, of the sale of the studio tower of Galleria Klabin, fully sold to
an investment fund.

Selling expenses were balanced among its 3 main accounts: sales, marketing/advertising and stand. The
highlight is expenses with marketing/advertising and stand, which decreased 32% Y/Y and 24% Y/Y,
respectively, both mainly reflecting the comparison basis of the prior year, when we had a higher number
of launches.
On the one hand we had a year with significant increases in marketing and sales expenses due to the
launch of the luxury project Saffire, which among other things had a special launch event with the
presence of the Lebanese stylist Elie Saab, as well as expenses with campaigns for the sale of inventories,
which were successful and reflected in the inventory sales.
On the other hand, sales stand expenses decreased 25%, partially offsetting the other increases in
expenses, which reflected the fewer launches and stands in operation. In 2022, we launched 5 own projects
(versus 2 in 2023).

In the quarter and the year, the main impacts were recorded in personnel, third party, maintenance, and
legal accounts. In the Personnel account, there was an increase in headcount during the year due to the
initiatives related to Novvo (focused on the economic segment) and the growth of the Company’s
organizational structure. In the Third-Party account, expenses were mainly affected by several consulting
services; in the Maintenance account, the increase reflects the rental of a new commercial complex in the
Company’s head office for the activities of Novvo, and some software expenses. Finally, in the legal account
we highlight the expenses with the delivery of Wonder by Praças project in 4Q23.

Equity Income
In 4Q23 and 2023, equity income (loss) account made a significant contribution to the Company’s result. The
significant increase versus previous periods was due to the strong results of the Eden project, launched in
partnership with Cyrela, with 45% stake by Lavvi. Three residential towers were commercially launched in the
year, one tower in the 1st quarter and two towers in the 4th quarter, on a plot of land whose area exceeds 40,000
m 2.
The strong result reflects both the healthy sales performance and, specifically in 4Q23, the two towers
launched, which marked the launch of a new lot of works within the project - Lot A, resulting in an accounting
recognition of PoC proportional to the cost of that plot of land.

The Y/Y decrease reflects mainly the lower earnings from investments, resulting from the cash burn
recorded in the year which, in turn, was essentially directed to the acquisition of plots of land. Yet, gross
cash remains high partially due to the receipt from the portfolio and partially due to gross borrowings
(SFH) from banks (see Debt and Net Cash section, on page 18).
The financial income (expenses) stood 19% below 2022, mainly lower cash balance due to acquisitions of
land and, to a lesser extent, the start of the cycle of basic interest rate cuts by Copom in August 2023.
This result was driven by the growth of more than 60% in gross profit and by equity income, due to the
accounting of Lavvi’s 45% stake in the Eden project.

Backlog Revenue

Backlog revenue(i) is composed of revenue from the units already sold and which will be recognized based
on the progress of construction. The margin of 35.8%, which was 0.9 p.p. higher than in the previous
quarter, is mainly due to the sales of the launch of Novvo Barra Funda, which in 4Q23 started to make up
the backlog, as well as the new sales of the Saffire and Villa Versace projects, whose margins are higher
than the Company’s average.

Accounts Receivable
Lavvi’s portfolio ended the quarter totaling R$1.5 billion, up 37% from 4Q22, driven mainly by Saffire but
also by the projects in inventory, whose progress of works and %PoC evolution contributed to the advance
of 53% the portfolio realized in the units under construction.

Net cash ended the period at R$162 million, resulting in a Net Debt/Shareholders’ Equity ratio of 11.4%.

In the quarter, cash burn came to R$82 million (ex-dividends), essentially going to the acquisition of land,
while cash generation ex-land came to R$3million.
In 2023, cash burn reached R$203 million (ex-dividends), while the Company’s cash generation ex-land
totaled R$109 million.
Cash outflow in 2023 was aimed at generating value for shareholders, with total dividend payments of
R$129 million (already paid between January 1 and December 31, 2023).

EVENTS AFTER THE REPORTING PERIOD
Dividends
The Board of Directors meeting held yesterday approved the distribution of interim dividends related to the
4Q23 results, in the amount of R$20.9 million. This decision is ad referendum the Annual Shareholders
Meeting scheduled for April 2024, which will deliberate, inter alia, on the allocation of net income from 2023.
The dividends of R$20.9 million will be paid to the total shares issued by the Company, excluding those held
in treasury (195,434,352 shares ex-treasury). Thus, the unit value of approximately R$0.11 per share will be
distributed as follows:
Interest is quarterly and repayment is upon maturity: 5 years for series 1 and 2 and 6 years for series 3. More
information can be obtained in the Notice to the Market upon the conclusion of the funding operation,
disclosed on March 1st, 2024.
